A home coming back on the market doesn’t automatically mean there’s something wrong with it. Financing can fall through, circumstances can change, appraisal issues can arise, or a buyer may simply decide not to move forward.

Before crossing a property off your list, find out what happened. A back-on-market home may still be a great house—and sometimes it can even mean less competition and a new opportunity for the right buyer.

If you know the price you want, do you know what you would actually keep?

A pre-listing net sheet turns wishful math into planning math. Start with your payoff, listing fees, closing costs, property tax and utility adjustments, possible repair or credit requests, and the prep or moving costs sellers often miss.

In Dane County, I like to map this out before we choose a price so there are fewer surprises later. If you want, I can help you think it through.

Don’t let ugly paint, outdated wallpaper, or old fixtures make you walk away from a great house. Cosmetic updates are usually easy to change. Focus instead on the things that can be much more expensive—like the roof, furnace, foundation, layout, and location. Look beyond the staging and make sure you’re buying a solid home, not just a pretty one.
