Waiting for the perfect rate can mean paying more for the same house later.

If the monthly payment makes sense for your budget, buying now may be worth considering. If rates drop in the future, refinancing could be an option, but it isn't guaranteed.

Your partner's credit score could affect the rate you get when you apply together.

When two borrowers are on the same mortgage, lenders may use the lower of the borrowers' applicable middle credit scores for pricing and underwriting. That means applying together isn't automatically the better option.

Sometimes running the numbers with one borrower can make more sense. It depends on the full financial picture.

The longer a payment remains unpaid, the more serious the consequences can become, including fees, credit reporting, and eventually foreclosure activity.
If you're struggling to make a payment, contact your lender early.
Waiting usually doesn't make the problem easier.
The sooner you communicate, the more opportunity there may be to understand your options.
