Congratulations to my clients on the successful sale of their gorgeous estate in the Town of Cross Plains!

This one was unique. Two homes - main residence & guest house on 40 acres. Complete privacy. Interior design elements salvaged from the Schwinn Mansion in Lake Geneva. The same owners since it was built 32 years ago.

So many memories of lives lived fully there - raising children, caring for an aging mother, then, an empty nest with just the two of them.

Grown children & grandkids begging them to downsize & move to California to be closer to them. The season of life changing. Not knowing if the time was right, but wanting to be sure the move was done before the property became a burden.

ā€œHelp! I need to sell my home while our whole family is still living our lives here!ā€ I get these calls a lot.

We all know a beautifully staged home typically sells faster & for a higher price than a vacant home.

But what about those homes that need to sell while an entire family is still living there?

Staging still matters. It just works a bit differently.

Rather than bringing in staging furniture we may use what you have. Maybe it gets rearranged. Maybe some pieces move to a different room. Maybe a few items get stored away.

Sometimes paint colors get refreshed. Other time artwork thatā€™s already in the home gets reused in a different spot. Precious family heirlooms get packed away to keep them safe from accidental damage. Beginning the packing process is a part of staging.

Selling a home with kids underfoot is an adventure for sure (I know, Iā€™ve done it many times myself) but I think itā€™s especially important to keep things as ā€œnormalā€ feeling for them as possible. Making drastic changes to their bedrooms is never my style. Creating a system to help them edit what stays in their rooms and gets packed away is.

Fixing things like leaky faucets, loose cabinetry hardware, discolored caulk, & burned out lightbulbs help with buyer confidence.

Go ahead and fill up the water softener with salt & change that dirty furnace filter. Vacuum away those cobwebs in the mechanical room. Buyers & inspectors notice.

Staging is nothing more than a process to help you prepare your home to allow it to appeal to buyers. It allows buyers to see the potential & visualize their own belongings in the home rather than focus on deferred maintenance, pet smells, or visual distractions.

A little late, but the August Recap is in!

So grateful for another busy month helping clients realize their real estate dreams.

This year, land sales with big acreage have been a large part of my business. August was no exception! 186 acres sold in the Town of Berry alone. So many dreams to come for these clients - I canā€™t wait! I met them years ago at a listing I had in the Town of Vermont and the real estate adventures since then have been fun! Luckily, they continue to trust in my help and guidance.

After selling their downtown Madison condo, I helped clients move into a gorgeous home in Hill Farms that downtown condo life couldnā€™t give their family - space for their 4 year oldā€™s toys, a community swimming pool & park at the end of their block, a yard for gathering with friends, and a chance to meet other neighbors with kids of similar ages.

After selling 100 acres of part of a multi-generational farm for a client earlier this summer, heā€™s been on a quest to defer capital gains taxes, so weā€™ve been busy identifying investment properties for his 1031 exchange. Since July, heā€™s closed on 2 properties, a duplex & a two-flat. The two-flat in Fitchburg closed in August. This month, heā€™ll close on property #3, a stand alone condo in Oregon. What an adventure itā€™s been!

My upcoming listing in Madison is getting prepped for the market. Showings start soon - 9/17! I canā€™t wait to show it to you! I helped these clients relocate to Madison just over a year ago. Now, due to a job offer, this family of 3 is headed to NC! If youā€™re looking for a gorgeous home with tons of upgrades that was built only 3 years ago, this is the one!
