Multi–family – Investors are great clients for me. Multi–family properties are a very unique market. The detailed return on investment and valuation calculations investors need to evaluate properties for rental are second nature to me. 50 years around the 🌞, and life owes me nothing 💅🏾❤️ My biopic would sell out theaters 🎂

💅🏾 My girls and I were taking limos to the club in the 90’s, draped in minks, leather and diamonds
💅🏾My kids grew up with two FULL families great grandparents, grandparents, aunts, uncles etc
💅🏾I’ve been in Dade County Jail and Cook County Jail..more than an overnight stay 😂
💅🏾I’ve made $500k, and I’ve had accounts closed for being negative
💅🏾I bought my first house at 28, and before that I’d been evicted
💅🏾My Lexus is custom built, but I’ve had cars repoed
💅🏾I vacation with butlers and private chefs, but I’ve been in a hotel room w 5 girls at freaknik
💅🏾I’m grateful for these 130lbs that was used to be a the main source of my insecurities

Well the wrap up is in 50 years I’ve learned my greatest blessings are the people in my life❤️ I have the most amazing family and friends.

Saw this post from today and it struck a nerve until I sat with it for a moment. Although this is a truth for many and it sucks it’s not so cut and dry.

A typical rental lease is ONE YEAR, where the bank is evaluating you for a 30 YEAR LOAN. They know in addition to that mortgage payment there is Homeowners Insurance, Taxes, HOA, maintenance etc. So it’s not just the payment amount.

There are great benefits to homeownership, but with anything else you have to prepare for it. This includes establishing your credit, saving for a down payment, being gainfully employed, etc.

If the bank says you are limited in what you qualify for it’s usually based on a few important factors 1) YOUR CURRENT DEBT (car notes, credit cards, student loans, etc) or 2) YOUR INCOME ….and the hard truth is you control both of those.

So excited for these ladies! We looked at houses over a year ago, and they turned NO into NOT RIGHT NOW, did the WORK, and it’s SHOWTIME 🤩🤩🤩

What’s the “WORK”?

Talk about things that make our souls leap ❤️ Yesterday I had the opportunity to teach my “10 Keys to Your First 100k As a Realtor” class. This was originally created as a webinar but being able to sit and actually talk in person was amazing.

This was something I wanted to do LAST YEAR, but didn’t follow through with it when my enthusiasm for it was not matched by those I shared the idea with. BUT they say stay ready so you don’t have to get ready!!! Even though I didn’t end up pushing the in person class…I STILL FINISHED IT and tucked it away so when I got the call I was READY!

My soul probably hasn’t leaped all year 😂😂😂 but last night was magical and I can’t wait to share with my next class ❤️

It’s really that simple.

Do you want it bad enough to:

* do it broke
* get off your ass and do the work
* step outside of your comfort zone
* learn something new
* ditch your excuses
* change your environment

It’s easy to complain about the life you have. It’s easy to talk about your goals, but goals without work and a plan is simply a day dream.

Spoiler alert…no ones coming to hand you the job, career, business, house, or life you want❤️
