*Tax assessment increase *

I just want make a quick post on this topic.

Being that I am Realtor, this time of year I get a lot of clients in a panic who call and Email me about their tax increase. (Increase in your property's assessment)

An increase in your property's assessment does not necessarily mean that your taxes will change. They could either stay the same or go up a little bit or maybe even go down a little bit but I would say that's a fat chance that they're going to go down. :)

An example of what type of calls and emails I get would be:

*A client calls in a panic that they're taxes went up $9,000 and how in the world can they afford to pay. In fact some of them start telling me they may need me to sell their house because of this.*

What most don't realize; it is a $9,000 increase in your "assessed value". So last year your house was "worth" or assessed at $400,000 and this year it is $409,000.

You are not going to pay another $9,000 a year in taxes.

So like I mentioned above, that could mean nothing or maybe your taxes to may go up $100 - $200, etc.

If you feel this change in your assessment is unfair and inaccurate or not warranted you can challenge it. You'd have to state your case to the assessment staff and if that gets you no where then go to step 2 and file a *Complaint on Assessment application*.

You have until 4:00 p.m. Tuesday May 28th of this year to submit a Complaint on Assessment application if you choose to challenge it.

I took a picture of the assessment notice that I also received [yes my assessment also went up :) ] so you can see what is required.

In addition if anyone needs any help with this (you're going to need accurate comparable sales) I would be happy to provide these for you. I will need the style home you have, very detailed specs and description and/or photos of your home and a list of features, upgrades or lack of. Photos are a plus but not an absolute must for me (but the town will need them)

I also need to know what your old and new assessed value is. This will be listed on the letter you received.

*** If I think you're over assessed and nothing that I find helps your case or shows you're actually ** under-assessed** (many are) then you have to decide whether or not you want to pursue this. You don't want to make things worse....
