JUST CLOSED | 840 Stratton St, Deltona, FL 🌿🏡

Some closings are smooth and quiet.

And some remind you that real estate is very much a people business.

This morning started a little differently than planned, and there was still work to be done before we could hand over the keys. So we did what needed to be done. A few extra hands, a little teamwork, some last-minute hustle…and we got it done.

The home is officially CLOSED, the buyers have their keys, and my seller is on to her next chapter. ❤️

One of my favorite parts of this business is seeing people come together when it matters. A huge thank you to Shawna Lafont , the Buyers Agent, who jumped in and helped when she absolutely did not have to. That kind of cooperation is what this business should look like.

And thank you to Central Florida Title Center for helping us get this one all the way across the finish line.

Congratulations to my seller and to the new homeowners of 840 Stratton St. May this home be the beginning of many happy memories for them.

Sometimes getting to the closing table takes a little more than contracts, inspections and signatures.

Sometimes it takes people simply saying, “What needs to be done? Let’s do it.”

What do you do when your seller calls at 6am on the day of closing and says I can’t be out in time…..you throw on some clothes, call your bestie and you go make it happen.

And let me tell you about teamwork…..the buyers agent, Shawna Lafont , showed up and helped us too!

We got it done, albeit a little later than we were supposed to be out!

Look at this picture. Would you know I’ve had three bowel resections and 11 hospitalizations? Probably not. And that’s exactly why I talk about Crohn’s.

I was diagnosed with Crohn’s disease in 1995. Since then, I’ve had three resection surgeries, 11 hospitalizations, biologics, infusions, and so many different medications over the years that I honestly couldn’t name them all if I tried.

And yes…the shirt pretty much sums up my feelings about it. 😂
Fk Crohn’s.**

I actually talk about my Crohn’s pretty openly, and there’s a reason for that.

Quite a few years ago, I met a younger person who also had Crohn’s. He was terrified for people to know. He was embarrassed by it, hurt by it, and felt like it was something he needed to hide.

That stayed with me.

I remember thinking that nobody should ever feel ashamed because they’re sick.

So I made a decision a long time ago that I was going to talk about it.

Not because I want anyone to feel sorry for me. I don’t.

I talk about it because Crohn’s, and so many other chronic illnesses, can be completely invisible.

You can look healthy. You can have your hair done and your makeup on. You can be working, laughing, traveling, raising a family, running a business, exercising, going out with friends…and still be dealing with an illness that can make you incredibly sick.

You just don’t always see it.

🌱 From the Rooted Garden 🥕

Trying something new in the garden this week!

Carrots and radishes are going in, but this year I’m experimenting with seed tape from HOSS . 🥕🌱

Last year, I learned that apparently planting tiny carrot seeds and then actually thinning them properly are two VERY different things. 😂 Let’s just say…I wasn’t great at the thinning part.

That’s one of my favorite things about gardening, though. If something doesn’t work quite the way I hoped, I don’t beat myself up about it. I figure out what I can do differently and try again.

So this year: seed tape.

The seeds are already spaced out, which should mean less thinning, better spacing and—fingers crossed—happier carrots.

I’m planting radishes too, so now we wait and see what happens. Because around here…

It could be exciting. It could be disappointing. But it WILL be entertaining. 😂🌱

I’ll keep you posted on whether the seed tape earns a permanent spot in the Rooted Garden!

🌱 Rooted in Compliance

Procuring cause is one of those real estate topics that gets oversimplified all the time.

It is not automatically:

The agent who showed the house first.
The agent who wrote the offer.
Or the agent who worked with the buyer last.

Procuring cause looks at the full chain of events that led to the successful transaction — and those situations can be very fact-specific.

That is why documentation matters.

Keep your communication.
Document your showings.
Use the proper agreements.
Respect existing brokerage relationships.
And do not try to fight this battle in front of the consumer.

If you believe there may be a procuring cause issue, stop and check with YOUR broker.

Welcome, Fall. 🍂

Now listen…Florida may not fully understand the assignment yet, but according to the forecast, we might get the tiniest little touch of fall this weekend — and I will absolutely take it.

Until then, this girl will be doing pumpkin spice everything, even if it’s while sweating. 😂

There’s something about a new season that feels like a gentle reset. A reminder to slow down, cozy up where we can, and make home feel a little warmer — even if the AC is still working overtime.

Here’s to porch pumpkins, cooler mornings whenever they decide to arrive, a little seasonal joy, and homes that feel rooted, welcoming, and loved.
