Interested in a move to Westlake Village? Check out which neighborhood might be the right one for you. Here’s a quick overview of a few local favorites!

One of my favorite things about Westlake Village is that there really isn’t just one Westlake lifestyle. Drive a few minutes in either direction and the homes, setting and ambiance can be completely different.

A few neighborhoods worth knowing:

First Neighborhood — One of Westlake’s original communities, with mature trees, greenbelts, cul-de-sacs and a wonderfully established neighborhood feel. A great fit for someone who wants parks, walking paths and a strong sense of community close to the center of Westlake.

Westlake Island — For the buyer who has always dreamed about living on the water. This guard-gated community sits right on Westlake Lake, with waterfront homes, private docks and a lifestyle that feels a little like being on vacation at home.

North Ranch — Larger luxury homes, beautiful streets, hillside settings and the country-club lifestyle surrounding North Ranch Country Club. I often think of this area for someone looking for more space, privacy and a more traditional estate setting.

Three Springs — Spacious homes, wide streets and a quieter residential feel south of the lake. It’s a wonderful option for buyers who want generous homes and lots while still being just minutes from everything Westlake Village has to offer.

Westlake Trails — Probably one of the most distinctive pockets in the area. Larger lots, a more natural and rustic setting, trails and, in some areas, an equestrian influence give it an entirely different feeling from the neighborhoods surrounding the lake. One of the things I love most about Malibu is the collection of local businesses that have become part of the fabric of the community, and Lilys Malibu is certainly one of them.

Located on Heathercliff in Point Dume, Lily’s has been a Malibu favorite for years, best known for its breakfast burritos, tacos, homemade-style salsas and casual, come-as-you-are atmosphere. It’s exactly the kind of place that feels at home here, unpretentious, full of flavor and loved by generations of locals. Their current menu still includes the classic bacon, chorizo, sausage and veggie breakfast burritos, along with favorites like machaca and chilaquiles.

I think supporting the businesses that give our neighborhoods their character is so important, and I love having the opportunity to share a few of the places that make Malibu feel like Malibu.

A little about me, for those who are new here. 🤍

I’ve lived and worked in the Malibu, Calabasas, and Westside communities since 1976, and after nearly four decades in real estate, I still feel incredibly fortunate to do what I do.

Since becoming a Realtor® in 1989, I’ve represented buyers and sellers across some of Southern California’s most beautiful locations, from beachfront retreats and gated estates to luxury leases, investment properties, and off-market opportunities. I recognize that these properties may be the most important financial decision in their life, and also the most emotional and fulfilling
