We drove from Livingston to Malta today and I couldn’t believe how much greener it was north of the Breaks as compared to the rest of the trip.

I don’t know if these two photos truly capture the contrast but if you’ve driven outside of the area lately you have probably noticed too.

We are lucky to have received the rains we did in the last few weeks. The prairie in northeastern Montana looks its very best right now!

One of the greatest privileges of my career has been working with families who have spent generations in agriculture. I have always been interested in the history of a property; where and how families homesteaded, the sacrifices they made, the hardships they endured, and the pride they carry in building a life through years of hard work and dedication to farming and ranching. There is an amazing amount of grit and resilience in people who have spent their lives in agriculture. And despite how difficult it can be, most would never choose anything else.

This property sits near where my own family farms and ranches, so I know the neighbors well. Hearing Loretta Anderson reflect on a lifetime built alongside the late Tom Anderson was incredibly heartfelt. Equally as impactful was hearing Pierce and Paige Mortenson talk about the future they hope to build here and their desire to carry this way of life forward as a family operation for generations to come. I’ve watched this video 100 times and cry every time. Eric Visocan took the idea I gave him and executed it perfectly. Thank you Eric.

At a time when it becomes harder and harder for young families to enter agriculture, this transition felt especially meaningful to witness. It represents not only a lifetime of hard work and dedication to a way of life, but also hope for the future of ranching and rural communities.

I am incredibly grateful to the Anderson and Mortenson families for trusting me to play a small role in such an important transition. This video truly displays one of the projects I am most proud of in my career and I wish both families all the best in the years to come.

Over the last two days, I had the opportunity to instruct my first real estate class for the Montana Association of Realtors alongside Angela Klein-Hughes.

We spent 16 hours in a room with 27 incredibly competent real estate brokers, all willing to invest time engaging in conversation about how to become the very best supervising brokers they can be. It’s people like this who I am proud to work alongside in our industry, and I walked away feeling like I learned just as much from them as I hope they learned from us.

I’ve taken classes from Angela for years, so having the chance to teach alongside her was an honor. Her knowledge, professionalism, and passion for real estate have had an enormous impact on so many in this business, myself included.

I am incredibly thankful for the experience, the conversations, and the people with whom I shared the past 2 days.

I’ve found myself in a number of conversations recently regarding water rights and exempt wells, and have noticed that the terms “acre-feet” and “gallons per minute” are often used interchangeably, and sometimes incorrectly. I thought it might be helpful to define those two terms here.

“Acre-feet” measures total amount of water, or volume. One acre-foot is the amount of water it takes to cover one acre, with one foot of water, which equals approximately 325,000 gallons. It is generally suggested that 1 acre-foot of water can supply around 3 average homes for a year.

“Gallons Per Minute” (GPM), on the other hand, is a rate of flow measurement. It measures how fast water is coming out of the ground. Think of it like miles per hour. It tells you how quickly water can be delivered to the surface, but not how much you’re allowed to use over time.

How is the amount of water coming out of the ground controlled? When a well is drilled, you might hit a source capable of producing 100 gallons per minute, which is more than is typically needed for residential or stock use. While you can’t control the capacity of the source, you can control how much water you take out of the ground. The flow rate, or gallons per minute, is managed by the size of the pump and the diameter of the pipe installed. So even if a well is capable of producing more, it can be operated at a lower rate, say 35 gallons per minute or less, in order to meet the requirements of an exempt well.

If you’ve been hearing these terms used lately hopefully this helps make the conversation a little easier to follow. Just remember, “acre-feet” and “gallons per minute” measure two different things, and both are necessary to fully understand the conversation about exempt wells.

A lot of what gets done in the world is thanks to people working quietly behind the scenes, people the general public may not even realize are there. Our office is no different.

Today, on Administrative Professionals Day, I want to recognize the women in our office who serve in supporting roles and make it possible for Northwest Realty and all of our agents to enjoy the success we do.

Over the past five years, Northwest Realty has experienced incredible growth. Supporting that growth, along with the day-to-day demands of the business, truly takes an all-hands-on-deck approach. We’re fortunate to have three office administrators who genuinely care about the success of our agents and our office.

Jeni Anderson, acting on her role as lead administrator, is the hub of all things at Northwest Realty. She manages listings and closings occurring all over the state while also maintaining our advertising and daily office tasks.

Laura Harris has stepped in to our new Glasgow Office, supporting the agents there as well as assisting Jeni with overflow.

Joanne has worked alongside Jayson Shobe in the Lewistown office for 30+ years. Joann supports Jayson and the agents in the Lewistown office and has been a presence in that space and in the real estate business for decades.

The support of these three women makes everything we do possible. Today, and every day, we are grateful they’ve chosen to devote their careers to Northwest Realty. Thank you for all you do.
