The September 2026 Mammoth Lakes market report is live. 🏔️

Filmed from the balcony of our new listing at Timber Ridge #8, looking out at the White Mountains 50 miles away.

Single family homes are at a $1,737,000 median across 40 sales, still 34% above last year but softening as more mid-range homes move. Condos are at $799,000 across 162 sales.

Inventory is the story though. 28 homes and 91 condos on the market, both tighter than this time last year.

Prices are still elevated. Supply is tighter. Buyers have options but not a flood of them.

Mammoth Gran Fondo is next Saturday. 🚴🏔️

September 12 starting in the Village. Three routes depending on how much you want to suffer.

Gran Fondo is 102 miles with nearly 7,000 feet of climbing and 75 of those miles closed to traffic. Medio is 70. Piccolo is 42 if you want to actually enjoy yourself.

Quiet mountain roads, one stoplight the entire course, and views of the High Sierra, the White Mountains, and Mono Lake the whole way. Fully stocked rest stops, SAG, and mechanical support along the route.

Then everyone finishes at the Village for food, beer, and a vendor expo.
