There are certain things a home seller may not have to disclose upfront, especially when they involve a property’s history or stigma rather than its physical condition.

1️⃣ An alleged haunted reputation 👻
2️⃣ A violent death that occurred at the property
3️⃣ Certain psychological stigmas associated with the property
4️⃣ Certain Megan’s Law information about people living nearby
5️⃣ The seller’s personal opinion of the neighborhood

But NJ home sellers SHOULD disclose:

🏠 Known material defects
💧 Known leaks or water issues
🌊 Required flood-risk information
☢️ Applicable radon information
🎨 Required lead-based paint disclosures

New Jersey looks pretty simple on a map… until you actually have to figure out where you want to live 😂

- One person wants to be close enough to NYC for an easy commute.
- Another wants a backyard and more space.
- Someone else wants to wake up near the water.
- And someone just wants a commute that doesn’t eat up half their day.

Then you have the NJ trade-offs:

- Closer to NYC can mean higher prices and less space.
- More house can mean a longer commute.
- Waterfront living can come with a completely different price tag.
- A quieter suburban town might mean driving for almost everything.
- And that “only 45 minutes from Manhattan” can feel VERY different during rush hour.

But honestly, that’s also what makes New Jersey so interesting. You can find so many different lifestyles within the same state.

This is why choosing where to live in New Jersey isn’t just about finding a beautiful house 🏡

It’s about figuring out what you’re willing to trade for the lifestyle you want.

- NYC access?
- More space?
- Walkability?
