Nobody talks about this enough — the final walkthrough is NOT just a formality 🚨

You are literally days away from signing your name on one of the biggest purchases of your life, and this is your LAST chance to catch anything before it's legally yours.

So here's what I tell every single one of my buyers to do (yes, even the ones who think it's overkill):

🔌 Plug something into EVERY outlet. Don't assume — test it.
🚿 Run every faucet, shower, and flush every toilet. Water pressure matters.
🪟 Open and close every window and door. Sticking? Broken lock? Now you know.
🧺 Test the appliances that are staying. Run the dishwasher. Check the HVAC.
📸 Take photos and video of EVERYTHING — date-stamped.
🧹 Confirm the house is in the same condition as when you agreed to buy it.
🪛 Check that all negotiated repairs were actually done — and done properly.

And if something is off? You speak up BEFORE closing, not after.

This is your moment to protect yourself. Use it.

🚨 PSA: Before you fall in love with that house, you need to check the NEIGHBORHOOD — and I mean really check it.

I've talked to so many buyers who said the same thing: "Everything looked perfect… until we moved in." 😬

Here are the red flags most people completely miss before signing:

🔴 Visit at different times of day — especially at night and on weekends. A street can feel totally different after 9PM.

🔴 Too many "For Sale" signs in the same block? That's worth looking into. People don't just leave for no reason.

🔴 Check the flood zone maps. Water damage is expensive, stressful, and not always disclosed upfront.

🔴 Look up crime stats on apps like SpotCrime or NeighborhoodScout — and don't just go by gut feeling.

🔴 School ratings matter even if you don't have kids. They directly affect your home's resale value down the line.

🔴 And this one sounds weird but — smell the area. Industrial odors, sewage, smoke nearby? That's a daily reality if you move in.

The house might be perfect. The neighborhood is what makes or breaks your daily life. 🏡
