Selling in Broward or Palm Beach now? Read this before you list. 🏠

Sellers here are facing a more balanced market, so strategy matters from the first step. Whether you’re in Coral Springs, Parkland, Boca Raton, or Pompano, here’s what to know:

– Single-family homes still draw plenty of interest, but buyers expect competitive pricing and move-in-ready condition.✨

– Condos and townhomes are attracting more careful buyers, so standout presentation and clear HOA details are must-haves.

– Be ready for longer negotiations, today’s buyers do their homework and use every reason to negotiate price, insurance, and repairs.

– Overpricing can cost you; buyers now skip or heavily discount homes that feel out of line with comparable sales.

– Flood and property insurance concerns are in play, especially in Broward, so organize your docs and clarify premiums up front.

– Listing preparation, from curb appeal to documentation, now sets the timeline, well-prepared homes move faster and draw stronger offers.

Selling a single-family home isn’t the same as selling a condo, here’s how to play each for the best result 🏡🔑

Single-family listings in Broward County are still seeing plenty of buyer activity, but standing out means making pricing and presentation a top priority.

Condo sellers in Broward face more buyer questions and slower movement, so being ready with documents and transparent about association and insurance matters makes a real difference.

In both segments, buyers have become more selective, so move-in readiness, sharp marketing, and local insights help keep timelines on track and offers strong.

If you’re weighing which property to sell, local trends suggest single-family homes allow a little more negotiation power, but sellers in both markets need to stay flexible on smaller asks to land deals.

Collaborating early with a realtor who knows how to position your home or condo to the right buyers can cut down on stress and protect your net proceeds.

West Boca is at a crossroads as Lennar Homes pushes forward with a controversial plan to transform the Boca Dunes Golf & Country Club into a massive 463-unit townhouse development. As reported by the Sun Sentinel, the community is pushing back hard. Neighbors are raising concerns over traffic impacts and the permanent loss of one of the area’s few remaining green spaces.

Originally, the proposal was for 800 units. Back and forth negotiations have scaled the number down to 463. However, neighbors and residents are still not pleased. It is projected that new traffic would add about 2,870 vehicles to Lyons Road and Boca Rio Road. Palm Beach County already has plans to widen both. Lennar's plan would also redesign the golf course into a PGA-rated par-72 layout with 18-hole course and driving range as reported in The American Developer.

The proposal has sparked fierce debate at county commission meetings, with the Coalition Against Lennar arguing that West Boca’s infrastructure is already at a breaking point. From gridlocked roads to nearby schools and concerns over wildlife displacement, the stakes are high for local residents.

Is this necessary growth or a major change for West Boca? The discussion between developers and local homeowners is ongoing, and the outcome will reshape the landscape of our community.

What do you think about the Boca Dunes transformation? Is it time for more housing, or should we protect our green spaces at all costs? Let us know your thoughts in the comments. 🏌️‍♂️🏗️🚫

It’s official, Boca Raton has been named the best city to live in Florida, and honestly? I’m not even a little bit surprised.

It’s more than just the manicured landscapes, the world-class dining, and the shopping at Mizner Park; it’s the lifestyle that comes with it. There’s something so special about being able to start your morning with a beach sunrise and end the day in a neighborhood that truly feels like home.

East Boca is known for its walkable, urban beachside lifestyle.

Central Boca is anchored by gated neighborhoods, parks, and high end shopping.

West Boca offers master planned communities with resort-style amenities and new construction.

Seeing Boca get the recognition it finally deserves makes me even more grateful to do what I do. If you’ve been thinking about making a move, there has never been a better time to see why everyone is talking about Boca.
