🥾 TURK MOUNTAIN TRAIL — Shenandoah National Park ⛰️

✔️ 2.2 miles round trip
✔️ About 690 ft. elevation gain
✔️ 2,981 ft. summit
✔️ Beautiful views at the top
✔️ AND… officially checked off my list. 😂

My take? Not one of my favorite hikes. 😬

I’ve learned that I’m just not a “walk through the woods for a long time” kind of hiker. 😂 Give me rivers, streams, waterfalls and big mountain views along the way and I’m HAPPY.

My ADHD brain on this one:
“Am I there yet?”
“How much farther?”
“Surely THIS has to be it.”
“Oh my gosh… MORE woods?” 😂😂

And the up…down…up…down gets you! It’s one thing on the way out, but when you’re tired and headed back and realize that going “back” does NOT necessarily mean going DOWN… 😳😂 It’ll kick your tail!

BUT—the views were beautiful, it was an absolutely gorgeous day, I got some GREAT exercise, and most importantly…I WENT AND CONQUERED IT. 💪🥾⛰️

Would I do Turk Mountain again? Probably not. 😂
Am I glad I did it? Absolutely. ❤️

Another Virginia trail officially checked off the list. ✔️

And the perfect ending? I got back to the Jeep and discovered I had been DUCKED by someone from the UK! 🇬🇧🦆💕 A little duck was sitting there waiting for me.

Now… on to the next trail.
Preferably one with WATERFALLS, STREAMS or BEAUTIFUL BREATHTAKING VIEWS THAT MAKE YOU SAY WOW ALONG THE WAY! 👏🤩😂💦🏔️

🏡 THE MARKET IS SHIFTING — AND THAT’S NOT NECESSARILY BAD NEWS.

The latest national numbers show existing-home sales declined 2.0% in August, while housing inventory increased to a 4.9-month supply.

Translation? Buyers have more choices and more negotiating power. Sellers have more competition.

For sellers, this is NOT the market to simply put a price on a home and wait. Pricing, condition, presentation, marketing, and understanding the competition matter.

For buyers, this could mean opportunities we haven’t seen in quite the same way in recent years — more time to make decisions and potentially more room to negotiate.

The market isn’t dead. The strategy has changed. 🏡
