Mortgage fraud, and allegations of fraud recently against several high ranking officials bring to the forefront an issue that we used to be warned about in our industry regularly many years ago, and then hit the backburner for awhile. Seems like it was more common in the 1990s thru 2007, then cooled off once the Great Recession hit from 2008-2011 and spawned crackdowns on fraud and sketchy financial dealings.

Realtor Settlement Claims Due May 9, 2025

Last year our industry went thru some changes due to a lawsuit and settlement that includes damages awarded to many people who sold their home thru a Realtor. According to the claims website below, you are a part of the Settlement Class if you: (1) sold a home during the Eligible Date Range** (this appears to mean the closing date); (2) listed the home that was sold on a multiple listing service anywhere in the United States; and (3) paid a commission to a real estate brokerage in connection with the sale of the home. If you are uncertain as to whether you are a member of the Settlement Class, you may contact the Settlement Administrator at 888-995-0207 to find out. **The eligible dates (note that different regions have different dates, don't ask me why) for listing and selling a home in the St Louis region (MARIS MLS) run from April 29, 2014 thru February 1, 2024. Last week, I made the closing donation that put us over $10,000! Since I founded my company in late 2018, I have donated a percentage of each home sale to a non-profit of the client's choosing. Over 60 organizations have received funding from this program, almost all of them local, and I am proud to assist the area in this small way.

The top category was food and shelter with 23% of the total, and top recipients in this category were Circle of Concern, Meals on Wheels, STL Area Food Bank and Loaves and Fishes STL, all with 3 or 4 donors. A total of 12 organizations made this category.

The next category with 20% was illness and health research and education, and then third with 19% was pets and animal care.

Beyond financial donations, I have made a point to coordinate a volunteer event with clients, staff and family every year (except 2020): 2019 - Loaves and Fishes STL; 2021 and 2022 - West County Ronald McDonald House; 2023 - Forest Park Forever; 2024 - APA Pet Adoption Center.

What a thrill it has been the last 6 years to be a part of giving to all of these wonderful recipients! It really opens your eyes to all the good that is being done in our area with those who need it in so many ways. I hope that this inspires you to give in some way too!

We had such a fun time last week on our Hoeferkamp volunteer Dog Walk! We met at APA in Brentwood, were each given a dog to walk for an hour, and proceeded to Memorial Park with a bag of treats and water. They all got along so well, and the weather cooperated nicely. This was our company's 5th annual event, and while some of the others have been more fulfilling, this was the most fun!

We then had a tour of their facility, they already had over 3000 adoptions this year. If you are looking for a pet, they have dogs, cats, and "purse pets" like guinea pigs. Give them a try!

This weekend, I walked Midtown St Louis, it has really been reinvented the last few years. Area is roughly Downtown West at Jefferson to the Central West End at Vandeventer, Chouteau on the south to Powell Hall or so on the north. Grand Center aka the Arts District aka the theater district with the Fox, Powell Hall and Jazz Bistro, is technically the NW section of Midtown, but most people lump Grand Center into Midtown. SLU anchors the middle of Midtown. Ikea and City Foundry with a great food court cover the western edge. Pappy's is here, the Armory, even a Fresh Thyme grocery!

My walk focused around Compton, in the Locust Business District. It has Blueprint Coffee, The Fountain, Egg, Turn and Bulrush restaurants, Urban Chestnut Brewery, Cbabi Bayoc art studio (whose artwork was chosen for a Prince album cover), and lots of colorful murals! There are several small "blackbox" theaters as well, the Marcelle, the .Zack, and the Kranzberg, adding an intimate experience complimentary to the larger Fox, Grandel and Sheldon venues nearby.

Take a stroll there sometime soon, you will be glad you did!

Gary has been involved with numerous charitable organizations over the years, especially since 2018 when he opened his real estate firm, and has seen many worthwhile causes. He ran across one that really hit home recently, and 2 weeks ago, he was able to ride along with Michael Woods, CEO of Dream Builders 4 Equity, and Nikki Joseph, Operations Director, to one of their nearly completed home renovations in Hyde Park in North City, very well done, and their House of Vision in Old North St Louis, close to Crown Candy, where local youth and community members are selling their own products like apparel, art and authored books. He was very impressed with their vision and what they are accomplishing in this challenging part of our metro, and loves the 4 main "pillars" they are focusing on - youth, residents, businesses and real estate. If more of us support communities that are employing and training their residents, and rebuilding their homes and businesses like this, we all win. Here is a statement from their website:
