Think:: if we give $25,000 to buyers?
A. Where does the government recoup this money? Taxes.
B. Without inventory this will only raise house prices $25,000. Sellers are not dumb!
C. They also want to tax Unrealized Capital Gains. So in 2 years you may get taxed for the value increase in your equity, even if you do not sell. (No way they will only tax millionaires)
3 million homes over 48 months 62,500 units by 50 states = 1,250 per year only!
The need for housing is real. but we need more units. Without units and lower rates we are stale. Slowly drifting to a buyers market.

ATTENTION HOME BUYERS
Beginning August 17th, a Realtor cannot show you a home unless you have a signed agreement with them. This used to be simple, however from August 17th on-wards, a Realtor can only unlock a door for you with a signed agreement. This is mandatory for anyone with a Realtor designation.
Typically, the form used is a Buyer Representation Agreement. The Buyer Representation Agreement IS A contract outlining the roles, duties, and responsibilities your Realtor owes you.
This new requirement may seem confusing however it’s really in your best interest. Choosing the RIGHT Realtor to help you buy a home is crucial. The good news is that you as a consumer can decide when the agreement expires. If you’re not ready to fully commit to a Realtor, you can request an agreement that lasts a day, a week, a month, for an exact address, etc.
Please don’t be upset with your local Realtors when they ask you to sign something before showing you a home. We are working hard to remain compliant with laws that have changed nationally.

Purchasing a home is a HUGE step! You’ll want someone that will look out for your best interest, someone that knows the local market well, someone that understands the contracts and addenda, someone that can explain your contractual deadlines and someone that will answer your call or text! 🧠
A couple key points on the new changes:
- Seller's Agents can no longer openly advertise the commission that their seller is willing to pay in the MLS.
- Sellers can and in most cases still will pay the buyer agent commission.
- Sellers cannot pay more than what the buyer and their agent agree to in writing prior to showing homes.
- Should the seller choose not to pay the buyer's agent, the buyer is obligated to either pay their agent directly or choose a different house to purchase. Both of those options are completely negotiable and on the table.
- The length of the agreement and the specific terms within it are completely negotiable between the buyer and their buyer's agent so don't stress over being locked into some long and complex contract. Just have a great conversation with your buyer's agent and know exactly what you're signing before you start the home buying process!
