So, you’re at the point where it’s time to come up with questions to ask potential renters.
How exciting! Here are a few top screening questions to start you off that you can ask over the phone before showing the property:

Do you currently rent, and if so, where?

How long have you lived in your current home?

Why are you looking for a new place to live?

What date would you want to move in?

What kind of work do you do?

What is a rough estimate of your income?

How many people would be living with you?

How many people living with you smoke?

How many parking spaces would you require if you rent here?

"Give me a job, give me security. Give me a chance to survive." Styx. February job creation was something to sing about. But lackluster wage growth might not provide the financial security workers hope for.

In February, 242,000 jobs were created, well above the 190,000 expected, the Labor Department reported. Plus, December's and January's numbers were revised higher. The Labor Force Participation Rate also ticked up to 62.9 percent, the highest since January 2015, while the Unemployment Rate remained at 4.9 percent (which is near what the Fed considers full employment).

Despite this positive news, wage growth is still a concern, falling -0.1 percent from January. Year-over-year wage growth rose a modest 2.2 percent from February 2015 to February 2016.

In housing news, January home prices, including distressed sales, rose 6.9 percent from January 2015, according to CoreLogic, a leading provider of property information and analytics. On a month-over-month basis, prices were up 0.5 percent from December 2015 to January 2016. Looking ahead, CoreLogic has forecasted a 5.5 percent increase from January 2016 to January 2017.

Finally, home loan rates continue to hover just above all-time lows, which is great for homebuyers and homeowners considering a refinance.

“Self Employed Borrower Education”

It is an important time of year for any self-employed individuals that plan on purchasing a home in the future. Unfortunately they don’t plan for these future purchases.


When I have an opportunity to interact with these future home buyers and review their existing tax returns, I can quickly let them know if we are going to have a problem. Often they don’t understand their own tax returns. Many bring in large sums of money, but by the time they are done with expenses, the net numbers look very different.


Being as this time of year is important,I often coach my clients they need to make sure they have discussed their plans with their accountants, as everyone needs to be on the same page, so that the tax returns show enough revenues to qualify for a future mortgage.


There are currently a couple of mortgage products available that may also assist self-employed borrowers. These loans will go by the cash flow going through the checking account(s). The minimum credit scores need to be in the high 600’s and normally are offered as adjustable rates that are fixed for 5-7 years. Interest rates on these loans are about 6% these days.


The preference for these self-employed borrowers is always to get them rates in the 3’s and 4% area, but it isn’t always possible.

5 Top Home Maintenance Items To Tackle During Spring

Depending on where you live, you might be convinced that Mother Nature is playing a cruel joke on you. But wherever you live, spring is officially here and that means it’s time for sprucing up the old house. Winter keeps us a bit sedentary on the home improvement side, so here are a few home maintenance items to tackle as spring puts the spring back in your step.
