Homes are more than just houses; they’re where memories are made. My aunt & uncle’s lakeside home hosted countless family gatherings, holidays, my wedding brunch, life celebrations, and moments of love over the years. As they closed this chapter, I’m deeply grateful to for representing them with such grace and dedication, making sure they were taken care of every step of the way.

Thank you again, Mary Pat, for facilitating the sale of their home with the care it deserved.

🥧✨ Vermont Apple Pie ✨🍎

With Thanksgiving around the corner, and pumpkin pie being my least favorite pie 😳 I thought I’d share an old Vermont family favorite recipe.

Ingredients:

For the Crust:
Use your favorite recipe or if you want your grandmother to roll in her grave you can speed up the process by buying premade 🤫

- 2 1/4 lbs Macintosh Apples (I always put aside a bunch from apple picking at the beloved ), peeled, cored (approx. 6-7 apples, 7 cups thinly sliced)
- 1 1/2 tsp cinnamon
- 8 Tbsp unsalted butter
- 3 Tbsp all-purpose flour
- 1/4 cup water
- 3/4 cup granulated sugar
- 1 egg + 1 Tbsp water (for egg wash)

Instructions:
1. Preheat oven to 425˚F.
2. Melt 8 Tbsp butter in a saucepan, whisk in 3 Tbsp flour, simmer for 1 min. Add 1/4 cup water, 3/4 cup sugar, bring to boil, simmer for 3 mins.
3. Peel, core, and slice apples. Sprinkle with 1 1/2 tsp cinnamon. Pour sauce over apples, stir to coat.
4. Roll out bottom crust, transfer to pie plate. Add apple mixture.
5. Roll out top crust, cut into 10 strips. Arrange in lattice pattern (I like to use any excess pie crust & cut out flower shapes to garnish the lattice) Brush with egg wash.
6. Bake at 425˚F for 15 mins, then reduce to 350˚F for 45 mins or until bubbly. Rest before serving.

** à la mode is not an option, it’s a requirement 😉 Sticking to Vermont roots, I always use Wilcox Dairy vanilla.

VOTE YES to Article 15 in the Taconic and Green school district, Article 9 in Winhall to support & protect our system of education throughout our communities.
If the Senate and House bills pass, residents will lose their right to make that decision, causing your children to potentially lose access to quality educational opportunities.

They say third time’s a charm… After being under contract three times on three different properties (two we exited due to extreme issues coming up in a building inspection, this is why inspections are so important!) my buyer finally found the right fit for her and her daughter. The house will need a total interior renovation but the location for this family can’t be beat. Her daughter can now walk to school. The property has a water view and the adorable is at the end of the street. Location is key -You can make changes to a house but not to the location.
