There are deals…
and then there are moments like this. 🤍

We are officially UNDER CONTRACT….and this one feels extra special.

He’s about to turn the page to his next chapter… right here in Bismarck, North Dakota.
And I truly could not be happier for him to start his life here.

The best part?
This house is so him.
I knew it the second I walked in.
Before he even saw it.
Before he even stepped foot inside.

The Hallie-lujah Heart Cookie 🤍

Today is a big day because Hallie closes on her very first home 🏡
And somehow…I got the absolute honor of being part of that story.!!!

If life gave us the ability to hand-pick little sisters…I’m pretty sure I would’ve claimed Hallie a long time ago.

From her incredibly kind heart…
to her love of numbers (my organized brain appreciates this 😂)…to her effortless style that somehow always looks put together while I’m over here surviving on Diet Coke and chaos…

Let’s talk about me shoving cookies and information in your face… but this time, LET’S TALK MONEY. 🍪💸

As someone who sells real estate for a living, walks people through some of the biggest financial decisions of their lives, and as someone whose dad drilled practical money wisdom into my head long before I was helping clients buy homes… there are a few lessons I wish younger people would understand earlier.

(Yes, this is your sign that the girl handing you a cookie at a showing may also be quietly trying to improve your net worth.)

A few of these line up with ideas from “Rich Dad Poor Dad”….not because every single thing in that book is gospel, but because some principles really do stick.

1. Stop buying liabilities that pretend to be assets

My dad was big on this one.

Just because you can afford the payment doesn’t mean you can afford the purchase.

That flashy vehicle?
The furniture payment?
The “treat yourself” lifestyle financed at 24% interest?

Those things often take money out of your pocket every month.

Real assets (investments, appreciating property, income-producing opportunities) have the potential to put money back into your life.

And before anyone comes for me-yes, homes have expenses. I sell them, I know. 😅

But buying a home you can responsibly afford is very different than endlessly renting while financing everything else in sight.

I tell younger buyers this all the time:
Don’t become house rich and life broke.

2. Live below your means now so Future You can breathe

This might be the most unglamorous advice on the internet!!!!!

It’s also probably the most life-changing.

My dad always believed in delayed gratification…and honestly? He was right.

The younger version of us thinks:
“I work hard. I deserve it.”

And sometimes you absolutely do.

But if every raise becomes a bigger lifestyle instead of bigger security… you stay stuck.

That’s the trap.

The people I see build wealth over time?
They aren’t always the highest earners.

They’re the ones who:

* avoid dumb debt
* save consistently
* don’t need to impress strangers
* understand that peace > appearances

Boring? Maybe.

Effective? Absolutely.

3. Make your money work while you sleep

This is one of the biggest Rich Dad Poor Dad themes.

Income is great.
But eventually, the goal is assets creating income.

That doesn’t mean everyone needs a giant investment portfolio at 24.
It means learning early that money should have a job!

Savings.
Retirement accounts.
Investments.
Eventually maybe….real estate.

Because if the only way money comes in is if you are constantly working…that gets exhausting.

And this is part of why I love real estate so much.

It’s not just about pretty kitchens and emotional closings and where the Christmas tree goes (though I deeply care about those things too).

It’s about helping people build something.

Stability.
Equity.
A future.

My dad taught me practical money habits.
Real estate reinforced them.
My clients remind me daily why they matter.

And cookies?

Cookies are honestly the perfect financial metaphor.

A warm bakery cookie every now and then?
Delightful. ✨

Eating twelve because “life is hard”?
That’s questionable to your health.

Questionable financial planning and questionable digestive planning.

Balance, friends.
It’s all about balance.

That’s the whole lesson. 🍪😂

Some clients just sneak their way straight into your heart 🥹🏡

This sweet little family is officially UNDER CONTRACT… and I could not be more excited for them.

Mostly because little Hudson is about to get his very first yard 🥹
A whole yard!!

For the most happy-go-lucky little guy with the biggest grin on his face, this feels like a pretty big deal.

This is also the same little man who recently discovered he has two fully functioning feet and has decided stairs are now his personality trait 😂

So naturally, big moves are being made in every sense.

There’s just something really special about helping a family find the place where life gets to unfold next… where first backyard adventures happen, toys somehow end up in every square inch, memories get made, and “home” starts to look a little different in the very best way.

I cannot wait to hand them the keys and watch this family head home.
