If you’re thinking about selling on your own, I get it! You’re not wrong for wanting to try.

But the truth is that our system is not built for sellers trying to sell on their own. 😔

It’s built for people who do this every day as their job: the agents and brokers and lenders and title agents and lawyers and builders and architects... I could go on and on.

Most owners don’t realize what they’re up against until they’re already deep in it.

That’s when the overwhelm sets in between pricing pressure, negotiations, legal timelines, buyer psychology. It adds up fast!

Just because you’re approved for it doesn’t mean you should buy it! 🏠

This can be hard for buyers to hear, especially first-time buyers, but it’s so important.

Maxxing out your budget on a home usually ins’t a smart move. It can leave you housepoor and unable to actually enjoy your new digs since everything is going towards your mortgage.

When buying, your goal is to choose a payment that lets you sleep at night. 💰

Time and time again, I see that the buyers who stay within a comfortable range feel SO MUCH less stress and more freedom long term.

That matters more than an extra bedroom or prettier tile. 😌

Renovations are all fun and games until everything starts to fall apart and go from exciting to chaos.

This happens when they’re driven by pressure instead of a plan. ✅ That rush to start usually skips over the little details that are a big deal in the long term.

Good projects begin with clarity. Make sure you’re basing your renovations on:

- How long you’ll live there
- What the budget can really handle
- How the upgrade affects resale value, even if that feels far away

Inspiration photos are fun, but they don’t protect your equity. Strategy does. 🛠️ The decisions you make before demo day matter way more than what tile you pick.

But the actually overwhelming part is the anxiety as you submit your docs and hope beyond hope that everything goes well.
