2024 has been a challenging year, both personally and professionally. There were times when I seriously considered retiring, but my business partner and past clients kept me in the game!

This year, in between cancer treatments and other health challenges, we closed a combined 24 units for $6 million in volume.

That brings our grand total to over 400 transactions for $70 million in volume since we joined forces to create Team Geaux. We are both looking forward to helping more families meet their homeownership goals in 2025!

FIRST TIME HOME BUYERS ---- we hear a lot of plans coming from the political world. Did you know, the Biden-Harris administration has had this $25,000 assistance plan in the "works" since 2021? it ever gets passed, it's not for all first time home buyers though. There are, naturally, income limits, as there should be. The payout is higher if you would be a first generation home owner. But here's the great news --- you don't have to wait on this! Here in St Tammany most homes already qualify for 100% financing through the USDA, meaning you really only need to cover closing costs (which sometimes can be succesfully negotiated as seller contributions in a purchase contract).

Heads up St. Tammany property owners! 2024 is an assessment year. The 2024 tax assessments have been updated. You have a short window to file an appeal if you believe your property assessment is over the actual value. If you "forgot" to file for your homestead exemption, or to apply for a senior freeze, get it done ASAP.

Visit the website to find your property: www.stpao.org choose "assessment" then follow the prompts. Use the drop down menu to choose to search by name or address, and to choose 2024 or prior years for comparison.
