Big Changes Coming to Appraisal Language

The appraisal world is evolving, and some familiar terms are being updated to improve consistency and clarity across the industry.

Here are two key changes you’ll start seeing:

🔹 “Gross Living Area (GLA)” is being replaced
➡️ Now referred to as “Above Grade Finished Area”

🔹 Floor levels are being standardized
➡️ “First Floor” and “Second Floor” will now be labeled as:
Level 1, Level 2, Level 3, etc.

💡 Why this matters:
These updates are designed to create more uniform reporting standards, reduce confusion, and better align with modern data systems and appraisal practices.

For agents, lenders, and homeowners, this means appraisal reports may look a little different—but the goal is greater clarity and consistency in how properties are described and compared.
