🚨 NYC just got one of the boldest housing proposals we’ve seen in years. But the real question is… can it actually happen? 🏙️

Mayor Zohran Mamdani just unveiled a plan aiming to create and preserve 400,000 affordable housing units over the next decade — including:

🏗️ 200,000 NEW affordable homes
🏢 200,000 preserved/stabilized units
💰 $22 BILLION in housing investment
🚇 More development near transit hubs
🏠 Legalizing basement apartments + ADUs citywide
🔧 Major NYCHA repair funding
🛡️ Expanded tenant protections
👷‍♂️ A $40/hour construction wage floor

The administration is calling it “the most ambitious affordable housing plan in NYC history.”

And honestly… the scale is massive.

For context, NYC’s rental vacancy rate has hovered around just 1.4%, one of the tightest housing markets the city has seen in decades.

Supporters say this is the kind of aggressive action NYC desperately needs. Critics argue the costs, labor mandates, and political hurdles could slow development and make parts of the plan difficult to execute.

Either way, this conversation is going to shape the future of New York real estate for years. 👀

Before you buy a “mother/daughter” home on Long Island, read this first 👇

That phrase can sound like you’re getting a built-in rental unit… but that’s usually not what it means.

On Long Island, a mother/daughter setup is often still a single-family home with a special use or conditional permit that allows a second kitchen/living space for qualifying family use — not a separate legal rental apartment.

That means:

🏡 The home may still be classified as single-family
👨‍👩‍👧 The second living area may be limited to certain relatives
🚫 It typically cannot be rented to a tenant, friend, or roommate
📄 The permit may not automatically transfer when the home is sold
⏳ Some permits require renewal or a brand-new application by the buyer

For example, Valley Stream’s code says mother/daughter permits are issued for no more than 3 years, and Town of Hempstead defines a mother/daughter residence as a one-family home with a second kitchen for the sole use of children or parents of the resident owner.

So when a listing says “legal mother/daughter,” don’t assume it means “legal two-family” or “income-producing rental.”

Always verify the CO, permits, local code, and transfer rules before you close. The wording in the listing is not enough.

…but there’s another side of the conversation families should be paying attention to.

A recent Harvard & Stanford-backed education report ranked Florida last in reading recovery nationwide. 📚

Florida was ranked 25th in 8th grade reading back in 2017 — today, it has dropped to 43rd. That’s one of the sharpest declines in the country.

At the same time, thousands of New Yorkers are still relocating south, while some Florida districts are now closing schools because of shifting enrollment.

And listen — this isn’t about “Florida vs. New York.”
It’s about making informed decisions for your family, your kids, and your future. 🏡

If Florida is on your list, make sure you’re looking at the FULL picture before making the move.
