When buying a home, what exactly are you checking during the inspection?

Many homes on Long Island are already decades old. With the cold weather and heavy humidity here, things like basement moisture, aging roofs, signs of leaks, termites, and other issues are honestly not that surprising.

I often tell my clients: If you’re doing an inspection just to “make sure this house has absolutely no problems,” then you may be looking at the inspection the wrong way.

The purpose of inspection is not to prove that the house is perfect.

It is to help you understand in advance:
Which issues you can accept,
which parts may need maintenance in the future,
and which items may require further confirmation from a professional.

It’s kind of like choosing a life partner. The most important thing is knowing what you can accept, and how you’re going to “live together” moving forward. 🏡

Long Island Home Flipping? Hold on — there’s a new rule.

Whenever my team and I discuss clients’ cases, we often hear buyers ask this question when looking at older homes:

“Can this house be knocked down and rebuilt bigger in the future?”
In Levittown, many older homes do have potential for renovation or expansion.

But after Hempstead introduced the new rule, the lot coverage in the LPRD district has been reduced from 30% to 27.5%.
For buyers who are thinking about buying a smaller home and expanding it later, this impact is definitely not small. ⚠️⚠️

So now when I look at older homes, I usually remind my clients:
"An old home doesn’t always mean it’s easy to renovate.
A larger lot doesn’t always mean you can build bigger."

Before buying, make sure to check the zoning and permit records carefully. It’s really important.

Jess started working with us remotely from Malaysia when she was only 19 years old.
