When people find out I’m a real estate agent, they love to ask me all kinds of things! 1) No, it’s not like Selling Sunset🙅🏻‍♀️

But here are three others that come to mind:

❓HOW MUCH DOES IT COST AND HOW LONG DOES IT TAKE TO BECOME AN AGENT?
Not much and not long, really. Application fees, coursework fees, and testing fees vary by state, but most agents spend anywhere from $300 to $1000 and can complete their training in just about four to six months.

❓HOW AND WHEN DO YOU GET PAID?
Love this one! (I mean, who doesn't love to chat about payday?) Here’s how it works: I get paid on commission. So when one of my buyers or sellers closes on a home, a percentage of the sales price—typically 6%—gets split between me and the other agent. These funds make a pit stop by my broker before being passed along to my pocket!

❓HOW DO YOU CHOOSE A BROKERAGE?
Carefully and methodically! My biggest tip for newbie agents looking to pick the perfect brokerage? Ask other agents - and ask lots of them! You’ll need to think through commission split (brokers get a slice of that 6%), culture, reputation, niche, and whether you want to go franchise or independent. Veteran agents will be your best source of info!

If you're considering whether it's time to stop✋🏼renting and purchase a home, I want you to keep in mind that the interest rate on renting is 100%📈😬

However, renting has its perks.
🤷🏻‍♀️No maintenance costs
🤷🏽‍♂️No down payment
🤷🏼‍♀️Flexibility to move
🤷🏻‍♂️No concern about property value

But the truth is your monthly rent payment is just like paying 100% interest month after month after month.

When you toss the financial jargon, interest, at its simplest, is the fee you pay to live in your home. When you rent, that’s what you’re doing. You’re paying a fee month after month, gaining nothing other than a roof over your head.

When you buy, yes, you’re paying a fee (your mortgage) month after month, but you’re gaining SO much more than just a place to call home. You get:

🔑An appreciating investment (existing-home sale prices rose 14.6% in 2021!)
🔑Increasing equity (every month, the bank owns less of your home, and you own more!)
🔑Predictable housing costs (a fixed-rate mortgage will never change)
🔑Advantages come tax time
🔑Freedom to personalize however you choose

Wondering what the housing market is going to do this summer?☀️Here's what experts are predicting:

→ All signs point to interest rates growing further in 2022, with the Fed planning hikes after each of its remaining 2022 meetings.

→ Inventory is likely to peak in late summer or early fall. About 64% of prospective home sellers plan to list their properties by the end of August.

If you’ve got your heart set on buying, my advice is this: Don’t give up now, get paperwork ready, and stay positive. Your home is out there, just waiting for you to discover it!

So sellers, grab a pen and paper, your smartphone, or just your noggin, and let’s crunch some numbers📄✍🏼🧾

➕Take your selling price and subtract:

➖Mortgage payoff amount (Heads up! This isn’t the same as your last statement balance.)
➖Real estate commissions (Typically 6%; 3% for buyers agent and 3% for your agent.)
➖Costs to stage and prep your home (Budget 1% of selling price.)
➖Seller concessions (Costs you agree to pay to help close a deal; usually 1.5-2% of selling price.)
➖Moving expenses (Plan for 1% of selling price.)
🟰All said and done, seller expenses average 10% of the selling price.

Even though tax day has come and gone, the tax advantages of owning a home stick around all year long. As a refresher, here are 7 of the most popular:

🏠Mortgage interest deduction: Couples filing jointly can deduct the interest they pay on up to $750,000 of mortgage debt ($375,000 if married filing separately).

🏠Real estate taxes: You can deduct state and local property taxes up to $10,000 per year ($5,000 if married filing separately).

🏠Mortgage points: If you pay discount points when you take out your mortgage, you can deduct those, too!

🏠Tax-deductible mortgage insurance: The IRS counts private mortgage insurance, VA loan funding fees, USDA loan guarantee fees, and FHA loan up-front mortgage insurance premiums as tax-deductible. There is always a chance this deduction may expire, so check the tax rules before counting on these savings.

🏠Medically necessary home improvements: You can deduct medically necessary home improvements that help you, your spouse, or dependents who live with you. Examples include expanding doorways, installing ramps or lifts, lowering cabinets, and adding railings.

🏠Moving expenses: Moving expenses are tax-deductible but only if you’re a member of the armed forces and moving because of a change of station.

🏠Capital gains: The capital gains tax exclusion says you don’t have to pay taxes on the first $250,000 of profit from selling your home if you’re single or $500,000 if you’re married so long as you’ve lived in your home two of the last five years.

There are more tax breaks for where these came from, so it’s always best to work with a tax professional at tax time if you own a home.
