The agent you hire to sell your home or help you buy one is not interchangeable with every other agent who has a license.

Here are a few things worth knowing about how I work.
I will tell you what you need to hear, not what you want to hear. If the price is wrong, I'll say so. If the timing is off, I'll say so. My job is not to make you feel good about a bad decision.

Spring market myth: more buyers means better offers. Reality: more buyers means more competition for the right ones.

More buyers in the market does not automatically mean every seller wins. It means the well-priced, well-presented homes win and everything else sits while buyers walk past it on their way to something better.

Spring brings out serious buyers and it also brings out browsers. The difference matters. A serious buyer is pre-approved, has been watching the market for months, and knows what they want when they see it. A browser is curious but not ready.

The sellers who benefit from spring demand are the ones who show up prepared. Right price. Right presentation. Right strategy from day one.

The sellers who don't are the ones who assumed that a busy market would carry a listing that wasn't ready. It won't. Buyers have options in spring too.

It doesn't. There are at least half a dozen moments between offer and closing where a buyer has real leverage and most of them go completely unused because nobody explained they existed.

The inspection period. The appraisal. The closing date. The final walkthrough. Each one is an opportunity if you know what you're looking for and have someone in your corner who knows how to use them.

Buying a home is likely the largest financial transaction of your life. You should be walking into every moment of it knowing exactly where your leverage is.

Open houses go from quiet to crowded almost overnight. The same listings that sat for weeks in winter are getting multiple offers within days. Escalation clauses and appraisal gap coverage start showing up in offers again. Competition is back.
