I recently helped a seller sell their house, and there was a bidding war on the property. This was amazing news! Getting sellers the best offer for their house is one of the most important parts of my job, and buyers bidding each other up can be key. Let me tell you a few ways I help sellers generate a bidding war:
1. Price right
Overpricing in our market has been proven to result in properties staying on market far longer, and resulting in less money in sellers' pockets once the deal closes. Getting the price right the first time is key for generating urgency, and the more urgent buyers are the more likely you will get a multiple offer scenario
2. Study the competition
One of the most important parts of selling houses is comparing them. In my example i had recently, i noticed that we had one clear competitor house on the market. Taking better photos, pricing better, and getting the oft-overlooked details right helped my sellers beat the competition.
3. Ruthless negotiation
Its a delicate balance, knowing how hard to push buyers, and when to quit. Often, if urgency is created with the above steps, buyers can be pushed harder than expected. My job isn't to get along with the buyer's agent, or to be a middleman in the deal. My job is to work for you and you alone, and get you the best offer possible.
