How many trailers fit on an acre? Here's why the math lies and what you need to look at instead.

On paper: 43,560 square feet per acre ÷ ~424 square feet per trailer = 60 trailers......WRONG!

In reality: trucks need to move. Machines need access. Suddenly each piece of equipment needs 1,200–2,000 sq ft of breathing room.

And in NYC? Forget rectangles. Most lots are odd shapes that punish you if you don't map them out before signing.

It's not the acres. It's the layout.

How did one of the largest buildings in Sunset Park get its start? The answer goes back further than you'd think....

In the 1920s, 850 Third Ave was the U.S. Naval Clothing Depot, pumping out 14,000 uniforms a day at the height of World War II.

Today it's Liberty BKLYN. 1.3 million SF on the Sunset Park waterfront, 6 minutes from Atlantic/Barclays, 18 to Union Square.

What is an IBZ?

Industrial Business Zones are a result of some policies from the Mayor Bloomberg days in NYC.

To make it simple...

an IBZ is a designation in New York City for areas that are the most active for industrial activity.

IBZs are intended to support industrial businesses, promote economic development, and provide services for the industrial sector.
