NYC's FIRST PROFESSIONAL SOCCER STADIUM SCORES MAJOR APPROVAL

Stephen Ross’ Related Companies and Fred Wilpon’s Sterling Equities can move forward with a second development at Willets Point including a Major League Soccer stadium, 1,400 affordable apartments, a 250-key hotel, a school and 80,000 square feet of retail.

The New York City Council on Thursday approved the second phase of the Queens project, covering 23 acres, for a mixed-use development. Related CEO Jeff Blau said in a press release that it would be “a vibrant neighborhood with affordable housing at its core.” The seven story stadium is slated for completion by 2027, for the NYC Football Club

“This project checks every box: affordable housing, good jobs, economic growth and community benefits,” said Willets Point Council member Fransisco Moya before the vote.

THE POWER OF NOW: IF IT IS IMPORTANT, MOVE ON IT!

WHY IT MATTERS: Speed has a force-multiplying effect. It eliminates festering problems faster and accelerates vital progress on important to-dos. This is the power of now.

PRACTICAL APPLICATION…
1. IF SOMETHING IS IMPORTANT, DO IT TODAY. Why wait until Monday to start eating healthier (one last binge!) or next weekend to call your parents or next month to start running again? Every hour you wait increases the chance you'll simply blow it off... again.
2. START WITH EMAILS AND PHONE CALLS. Most take mere seconds or minutes to answer.
3. IF YOU NEED TO HAVE A TOUGH CONVERSATION WITH A FRIEND OR COLLEAGUE, DO IT NOW. This is where everyone drags their feet too long, too often. The problem spreads and deepens. You prolong your anxiety about the tough talk.
4. SAME WITH COMPLIMENTS. Don't wait for reviews or in-person meetings or your next dinner. Do it today. Often, this will invigorate the other person and, if nothing else, make their day. (And, at work, cc their boss. Doubles the smile.)
5. BANG OUT YOUR CRITICAL TO-DO LIST NOW. Speed begets speed. If we wait to get healthier or connect with friends or up our game at work, we're robbing ourselves. One of my biggest learnings since taking this job: The moment you realize you need to make a change, move!
6. PAY "NOW" FORWARD. If you see the fruits of now, tell your friends and co-workers. Share this column. Set the tone. And give yourself — and others — the power of now.
7. IT CAN SAVE YOUR LIFE. If you notice a blemish, or know you should get a test or exam, putting it off can be fatal. We know our bodies; we're creatures of habit. And if you suddenly feel funny or notice something worrisome, move on it if you're lucky enough to have care available. Sadly, just about every one of us has a loved one who regrets waiting.

RENTERS vs OWNERS

Americans who rent their home have been through the wringer over the past few years, dealing with double-digit rent increases, while soaring home prices and mortgage rates pushed homeownership increasingly out of reach.

The median asking rent in the U.S. is up 40% from the first quarter of 2020 — i.e., before the pandemic — according to the latest census data from the third quarter of 2023. In some regions, increases were higher.

In 2022, Americans crossed the "rent burdened" threshold — meaning the share of a typical household income needed to rent an average-price apartment went above 30%, per Moody's.

On the flip side, homeowners saw the value of their homes soar, while their monthly mortgage payments [mostly] did not.

WITH HOUSING PRODUCTION AT AN ALL-TIME LOW, HOCHUL AGAIN, CALLS FOR REPLACEMENT OF THE 421a PROGRAM

During her 2024 State of the State address, Gov. Kathy Hochul called for a replacement of the 421-a tax abatement program that expired in 2022. In 2023, developers filed 285 multi-family applications with just 9,909 apartments proposed, a 78 percent drop in total unit filings from 2022.

The Gov. plans to introduce legislation permitting the city to offer a tax break to developers of new rental construction, as well as an extension of the completion deadline of the expired program. Her previous proposals have failed to move forward.

The city also introduced its own program to complement a potential 421-a replacement -- the Mixed Income Market Initiative (MIMI). MIMI would make public money available for the first time to projects with both affordable and market-rate units, to incentivize developers to build more affordable homes using revenue generated from the market-rate apartments.
