As the temperatures drop, buyers start paying closer attention to something they may have overlooked all summer: the heating system. 🍂🏡

A home's heating system can influence comfort, maintenance costs, and long-term expenses, making it an important part of a buyer's decision.

Here's what many buyers look for during the fall:

🔥 Age of the system – A newer furnace or heat pump may mean fewer repairs and a longer remaining lifespan.
🛠️ Service history – Regular maintenance records can give buyers confidence that the system has been well cared for.
💨 Energy efficiency – An efficient heating system may help reduce monthly utility costs while keeping the home comfortable.
🌡️ Performance – Buyers often want to know the system heats the home evenly, runs quietly, and responds properly to the thermostat.

Is next week REALLY the “best week of the year” to buy a house?

Realtor.com recently named September 27–October 3 the best time to buy a home in 2026 — citing more inventory, less competition and lower prices. Combining for a potential of $14,000 in savings…?!?!

Great headline…but real estate is local. And Manhattan wasn’t one of the 50 markets individually analyzed. So, naturally, this Numbers Nerd went digging through our historical data 🤓

Here’s what I found:

📊 Manhattan’s typical median days on market is about 48 days in September, but historically climbs to 50 in October, 57 in November and 67 in December.

In other words, our seasonal slowdown generally continues AFTER September.

That doesn’t mean buyers should wait until December. More negotiating opportunity later in the year often comes with fewer homes to choose from.

And 2026 has another wrinkle: even our most inventory-heavy price ranges are sitting around 3–3.6 months of supply — nowhere near the 6+ months traditionally associated with a buyer’s market. Yet buyers are increasingly payment-sensitive, offers are getting more aggressive, and we’re seeing some price compression from spring levels.

So is there one magical week to get a “deal” in Manhattan?

No.

Your negotiating power depends on your price point, the property, competition, financing and current market conditions — not a date on the calendar.

We spent this past weekend in Hutchinson because our daughter had not one, but TWO competitions at the Kansas State Fair! 🎡

Of course, you can’t go to the State Fair without eating your way through it…so we did our best 😂 Pictured are a few of our favorite fair-food finds from the weekend!

Sadly, the elusive cheese curd taco did NOT make the list. I never found it, and considering how HOT it was outside, I decided I wasn’t quite committed enough to wander the fairgrounds hunting it down 🤣 Maybe next year!
