A little late posting this one ✨ — because it was a busy summer in Manhattan real estate!

Proud to share that The Bass Team was recognized among Manhattan’s Top 25 at Corcoran for sales in July.

After more than 21 years selling Manhattan real estate, I’m incredibly grateful to the buyers and sellers who continue to trust me with some of their biggest decisions.

My business is particularly focused on the Upper East Side, Upper West Side and Central Park–adjacent neighborhoods, representing buyers and sellers of co-ops, condos and townhouses, from first purchases to luxury properties.

Selling on the Upper East Side vs. Upper West Side this fall? The strategy isn’t necessarily the same. 🏙️

Buyers are back in the Manhattan real estate market after the summer slowdown, but they’re selective—and many believe they have significant negotiating power.

What am I seeing move fastest? Well-priced, renovated apartments with reasonable monthly costs. Add a washer/dryer or private outdoor space, and a Manhattan co-op or condo can stand out quickly.

But there’s another side to this market: many Upper East Side and Upper West Side sellers don’t have to sell. Aggressive offers aren’t necessarily resulting in aggressive seller discounts.

That makes pricing and positioning correctly from day one especially important this fall.

Buying a Manhattan co-op has always required patience—but waiting months for a co-op board decision has been one of the biggest frustrations for buyers.

In my 21 years as a Manhattan real estate broker, I’ve seen buyers extend mortgage rate locks, postpone moves, renew leases, and delay major life decisions while waiting for board approval.

That’s why this new NYC law is such an important change.

As of July 28, 2026, co-op buildings with 10 or more units must:

✔️ Acknowledge receipt of a completed application within 15 days
✔️ Generally issue a decision within 45 days once the application is deemed complete
✔️ Face financial penalties if they don’t comply (with one permitted extension of up to 14 days)

One important detail many buyers miss: if the board doesn’t acknowledge your application within those first 15 days, the application is automatically considered complete, and the 45-day timeline begins.

For anyone buying a co-op on the Upper East Side, Upper West Side, or elsewhere in Manhattan, this creates much more certainty around mortgage rate locks, lease expirations, and moving timelines.

Important: This law applies only to co-op buildings with 10 or more units. It does not apply to condominiums.
