As we move from the heart of the spring market, home sales have continued to increase as expected during our busiest time of year. Most other market indicators remained relatively consistent with April's numbers, which is a good sign of overall market stability. As we head into summer, I expect June to be another busy month for both buyers and sellers. Interest rates have crept up recently due to ongoing global uncertainty, but buyer activity remains strong and people are continuing to make moves when the right opportunity comes along. WHEW! April was a BUSY month for our local real estate market! Home sales and pending contracts both saw strong increases compared to March, showing continued momentum as we move further into the spring market. The spring market is officially in full swing! 🌷 We’ve seen a noticeable uptick in active listings, homes sold, and properties going under contract. Even more telling, median days on market dropped significantly, while the sold-to-list price ratio jumped by a full percent—meaning sellers are not only getting strong offers, but in some cases, even above asking price. 🏡 February Market Update 🏡

I think it’s safe to say the spring market officially kicked off last month! We saw a significant jump in the # of homes under contract (43 more homes than January) which is a big increase and a clear sign that both buyer demand & inventory is starting to pick up. Days on market decreased from 33 last month, showing that strong listings are continuing to attract solid buyer activity & sell quickly. As an added bonus, mortgage rates have been trending downward, which is a win-win for both buyers and sellers in today’s marketplace.

Congrats to my buyers on their new home! 🎉

After living on post for a few months, they decided it was time to stop paying rent and start building equity while they’re stationed at Fort Riley. Their long-term goal is to eventually turn this home into a rental when they get orders to PCS elsewhere and continue growing their investment portfolio as they work toward a strong financial future. Sometimes real estate throws you curveballs that are unpredictable. This road to sold wasn’t all sunshine and roses for these clients after our original contract fell apart within the first couple weeks of listing (which is always frustrating, and a little heartbreaking, for both me and the client 😭). But after months of patience and perseverance, the perfect buyer came along and fell in love with this rural property.

🏡 December Market Update 🏡

December proved to be an interesting month for our local real estate market. Despite the holidays, activity remained fairly robust. Active listings declined, which also led to a decrease in our months' supply of inventory, while the number of homes sold actually increased—talk about the perfect Christmas present for our new homeowners! At the same time, median days on market increased, meaning listings are starting to sit a bit longer, giving buyers a bit more time to make thoughtful decisions as we head into the new year. 🏡 October Market Update 🏡

October brought a little shift in the Manhattan real estate market, home sales dipped by 24, but pendings are on the rise! Active listings have held steady, while days on market are starting to creep up a bit. The sold-to-list price ratio also decreased slightly by about 1%, giving buyers a bit more wiggle room for negotiating this fall.
