This home was listed for two weeksβ€”which I know can feel like an eternity when you’re a seller who wants to sell right now.

Social media usually shows you the highlight reelβ€”the homes that sell in two days with multiple offers over asking.

But it isn’t always sunshine and rainbows.

Sometimes a home seemingly has all the keys to success: turnkey condition, a fenced yard, a finished basement, strong marketing, consistent showings and even second showingsβ€”and it still sits.

Neighboring homes sell. The comparable sales support the price. Yet buyers don’t write an offer.

When condition isn’t the issue, price becomes the only variable we can control.
