📢 BIG CHANGES on the horizon for Real Estate! In case you didn’t know, the home buying process will be different the next time you buy or sell.
Going forward, a Realtor CANNOT show a potential buyer a property without a signed agreement. This agreement may be exclusive or non-exclusive, and it's fully negotiable, but a signed document between the buyer and agent outlining the process and compensation is required BEFORE even viewing a home. 🏡
As an agent, if I do not have this in place, I could face hefty fines. 💰💰💰 I know, it seems unbelievable, right? BUT this is happening, folks, whether we like it or not. Effective nationwide starting August 17th, 2024.
A buyer's representation agreement legally binds you to that specific agent for a set period - it could be a day, a week, or months - it details the agent's compensation, and clarifies their responsibilities to you, aiming to enhance transparency in the Real Estate process. Hey, that isn’t a bad thing! I look at it as a mutual promise between a buyer and an agent!

Not all buyer's agents deliver the same quality of service or expertise. The era of technically "free service" from a buyer's agent is over… but we can walk through all of that! Don’t worry, I’m here to help! 🫶
While sellers may still offer to pay a buyer's agent commission (which is likely to continue with reasonable offers, and we firmly believe sellers should do for various reasons), this information will no longer be available in the MLS or regarded as standard practice. In some cases, buyers may have to compensate their agent if a seller chooses not to pay the buyer's broker.
