One of the easiest numbers for buyers to misunderstand is “cash to close.” It is not automatically the same thing as your down payment. The final amount can also reflect closing costs, prepaid items, earnest money already paid, seller or lender credits, and other adjustments.

Your Loan Estimate gives you an early estimate, and your Closing Disclosure shows the final figures before closing.

A low rate gets attention, but the monthly payment is what actually has to fit your life. Principal and interest are only part of the picture. Property taxes, homeowners insurance, mortgage insurance when applicable, and HOA dues can all affect the real number.

That is why I like buyers to look at the full monthly housing cost, not just the advertised rate.

Fall buyers may have something they haven’t had much of lately: breathing room.

Minnesota inventory was up 9.1% year over year in July, with homes taking about 48 days to sell statewide. That doesn’t mean every seller is desperate, but it can mean more time to compare homes, keep reasonable contingencies, and negotiate when the property or situation allows.

A slower market isn’t automatically a bad market. For prepared buyers, it can create opportunity.

Let me say this as plainly as I know how.

Nobody is coming to rescue your interest rate.

Mortgage rates do not follow the Federal Reserve. They follow the 10-year Treasury. That number sat still for about three years. It is now sitting at the top of its range, and the 30-year Treasury just hit a 19-year high.

Could I be wrong? Absolutely. I am not a lender and I am not a financial advisor, and nobody knows where rates go next.

So run it both ways:

--Rates climb, and the family who buys this fall is sitting in their home at a better rate than they are going to get next year.

--Rates fall, and that same family refinances. From inside a house they already own. Not from the sidelines, bidding against forty other families who all read the exact same headline you did.

Waiting only pays off if rates drop AND prices stay flat AND competition stays quiet. All three. At the same time.

That is not a plan. That is a wish.

Meanwhile sellers are sitting on homes longer and negotiating in ways they would not have two years ago. That window is open right now. It is not going to stay open if a rate headline sends everyone off the bench at once.
