Is right now the perfect time to buy a property? Probably not.

But when is the “perfect” time?

My wife and I have bought several properties over the years, and I don’t know that we’ve ever felt 100% ready. We stayed within our means, made sure the numbers worked, and took the opportunity when it made sense.

If we had waited for the perfect market, perfect interest rate, perfect bank account, and perfect timing… we probably would’ve missed some pretty great opportunities.

There’s a big difference between not being financially ready and simply being nervous about making a big decision.

Don’t buy something you can’t afford. Don’t rush into something that doesn’t make sense. But don’t spend your whole life waiting for “perfect” either.

Laura Ingalls Wilder babysat my grandma… and I’m gonna tell you that story in just a minute.

Today is the Wilder Days Parade, and we’ll be out handing out frozen popsicles! Unfortunately, I’ve got to head to my day job—the one that typically pays the bills—but my wife and boys will be there representing me and enjoying the day.

And while we’re talking parades, Christmas parade season will be here before we know it. What would you actually like us to hand out when it’s cold? Warm Legacy Farms cookies? Hot chocolate? Something else completely unique? Drop your ideas below.

Now, back to Laura…

My grandma has told me several stories over the years about Laura Ingalls Wilder babysitting her. I’ll be the first to admit, I wish I had paid better attention to all the details when Grandma was telling me. I’m sure Grandma paid a whole lot better attention to Laura while she was actually living these stories!

One thing I DO remember clearly: Grandma always described Laura as one of the sternest women she had ever met.

And honestly, Grandma—Nanny—is pretty stern herself. My dad is pretty stern. And now I’m pretty stern with my boys.

So if you ever see me getting onto my boys, apparently you can trace it all the way back to Laura Ingalls Wilder.

But here’s what I really want to know…

Would you guys like me to sit down with my grandma and let HER tell these stories on camera?

“Wait… you’re the listing agent. Can’t you just show me the house and represent me too?”

Technically, there are situations where an agent can work with both sides of a transaction. But personally, I choose not to practice dual agency.

My wife and I had an experience selling a home where we felt dual agency wasn’t handled the way it should have been. That doesn’t mean dual agency is always bad or that it can’t be handled professionally—it simply shaped how I decided I wanted to run my own real estate business.

When I list your home, I want to be 100% focused on representing you. And if a buyer comes along who needs representation, I’d rather connect them with one of the amazing agents at Century 21 Hometown Properties so they have someone focused 100% on their side too.

It’s not about making the transaction harder. It’s about making sure everyone has someone in their corner.

That’s just how I choose to do business.

If that video of me brush hogging the zinnias made you mad… just know I was following orders from my wife.

The zinnias and produce were done for the year, and clearing everything out means we can finally start working toward her greenhouse and dream garden.

BUT… that left me with a big, open, freshly worked piece of ground that needed some kind of cover crop. So naturally, I turned it into an experiment.

I planted two different food plot mixes:
• Buck Brunch
• A turnip mix from Big Time Food Plots

This ground has been worked, fertilized, and taken care of all year. So if a food plot can’t absolutely THRIVE here, I’m going to have some serious questions.

We’re going to follow both varieties and see how they germinate, grow, and ultimately which one the deer prefer.

If they don’t work here… don’t waste your time.

Stay tuned. This should be a fun one to follow.

What a blessing this new chapter has already been.

Becoming a Realtor has given me more than the opportunity to help people buy and sell homes — it’s given me another way to be involved in and give back to the communities that have given so much to my family and me.

Handing out Popsicles at Apple Fest in Seymour might seem like a small thing, but I genuinely enjoyed every minute of it. Meeting people, seeing families having a good time, and just getting to be a small part of a great local event is exactly what I hoped this career would allow me to do.

And we’re just getting started.

I’m excited for more festivals and community events this year, and we’re already thinking about how we can do even more next year. We plan to grow this every chance we get.

Real estate is my job, but being part of these communities means a whole lot more than a sale ever could.
