UPDATED BATHROOM.

A little care can make a significant difference. We began by removing the old toilet, countertop, and flooring.

Next, we meticulously taped off the area and applied a fresh coat of paint throughout the space.

Following that, we installed a brand-new countertop and sink, complete with updated PEX plumbing and PVC fittings.

We also laid down new flooring and added trim around the entire room.

In addition, we replaced the toilet, ensuring it was connected with the latest PEX plumbing.

To finish off the makeover, we installed a new window, added trim, and sealed everything with caulk.

The client discovered our work through our page, after being referred to us, and decided to reach out.

He was extremely impressed with the results and is now scheduling us for an upcoming project. Stay tuned for more updates!

BATHROOM RENOVATION.

It may be May, but the festive spirit is still alive and well! We kicked off the project by taking out the outdated ceiling tiles, trim, flooring, sink, and toilet.

After the space was cleared, we gave the walls a fresh coat of paint and put in a new drop ceiling complete with an LED exhaust fan/light. We also laid down new flooring.

Next, we updated the plumbing with new PEX and PVC lines for the sink, toilet, and bathtub.

We then installed the sink and toilet, wrapping up the remodel with trim all around and a final touch of caulking.

BEDROOM TRANSFORMED:

I apologize for the lack of photos; we dove right into this project!

First, we stripped away the old drop ceiling tiles, light fixtures, and carpet.

Then, we installed brand new ceiling tiles and lighting to brighten up the space. After that, we put in replacement windows and added trim for a polished finish.

We also gave the walls a fresh coat of paint, breathing new life into the room.

Finally, we sanded and stained the original hardwood floors, restoring them to their former glory while preserving their unique character. Whenever possible, I strive to restore original features like these.

The client was beyond pleased with the results which is exactly what MFYM strives for.

Now, onto the next project!

CLEANOUT, CLEANING & LEASES:

Recently, a neighbor approached us while we were working on a property and sought our assistance. He had inherited a property but felt overwhelmed and uncertain about how to proceed.

The house primarily needed a thorough cleanout and some deep cleaning; the paint, flooring, and overall structure were in good condition.

The gentleman's goal was to rent out the property for some passive income, but he was unfamiliar with the process and didn’t have a lease template to work from.

We settled on a fair price for the cleanout, which required three dump trailers to restore the property to a clean state. Although he felt embarrassed and requested that we not photograph the house, we respected his wishes and only took pictures of the loaded trailers.

In addition to the cleanout, I took it upon myself to clean the interior of the property to ensure it was ready for renting. I also provided him with a lease template. Both of these at no extra cost, so he would be prepared when he found a suitable tenant.

In a world where discrimination persists, it all comes down to mutual respect for MFYM. This gentleman, a 66 year old black man with no children to assist him, truly appreciated our help.

MFYM was proud to offer solutions to someone in need, and that fulfillment meant more to us than the payment for the cleanout. We were delighted to see his gratitude and satisfaction with the results. Now, it’s time for him to enjoy the benefits of passive income!

BATHROOM REMODEL:
We began our renovation by upgrading the plumbing to ensure the bathtub could be comfortably positioned in the corner. We replaced all the existing plumbing with pex and PVC materials and added a new fl**ge for added support.

While some might prefer a corner shower in a smaller bathroom, we like to think ahead at MFYM. Families with children often need a bathtub for bath time. Therefore, we chose to install my personal favorite, a clawfoot tub, which is not only a stunning focal point but also durable and built to withstand the test of time.

Once the plumbing was complete, we proceeded to install new insulation, update the electrical system, and add additional outlets and switches for convenience.

Next, we tackled the drywall by hanging, finishing, priming, and painting it to create a polished look.

We then installed a new window and door, ensuring they were properly trimmed for a seamless finish.

Additionally, we ran ductwork over and installed a vent for the bathroom.

Following that, we laid down vinyl plank flooring and added trim around the perimeter for a cohesive appearance.

Finally, we set up the bathtub, toilet, and sink, bringing the essential fixtures into place.

To complete the transformation, we styled the bathroom with a beach themed decor, adding the final touch to the puzzle.

LIVING ROOM MAKEOVER:

Some might assume this room requires minimal work, but at MFYM, we believe in thoroughness.

We began by removing all the old drywall, insulating the walls and installing new electrical, outlets and switches.

Then, we proceeded to hang and install fresh drywall, followed by priming and painting every surface.

In addition, we replaced the windows, added a new bedroom door, reframed the front door and completed the finishing touches with detailed trim work.

Next, we laid down durable vinyl plank flooring and added trim around the entire room.

Finally, we carefully staged the space to create a warm and inviting atmosphere reminiscent of a beach retreat.

Get ready for the bathroom makeover coming tomorrow, which will complete the final piece of the puzzle!

KITCHEN REMODEL:

With a blank slate to work with, we dove right into the project by revealing the walls to add insulation.

Our next step involved installing new electrical wiring and outlets throughout the space.

As depicted, we had an opening that previously connected a bedroom to the kitchen an arrangement that was less than ideal. To improve this, we relocated the door to the east wall, allowing us to close off the old opening.

After that, we installed and finished the drywall, followed by priming and painting. (You can see a different view of the new pass through opening that connects to the dining room.)

If you check our earlier post, you’ll notice a subtle strip of teal encircling the dining room. We carried this same color over to the kitchen cabinets, creating a cohesive flow between the two spaces.

Next, we installed and secured all the cabinets, countertops, and sink, updating the plumbing to PEX and PVC for durability.

Then, we fitted new windows and trimmed them out, along with installing a new bathroom door.

The final touches included laying down vinyl plank flooring and adding trim to complete the renovation.

To tie everything together, we embraced a continuous beach theme throughout the kitchen.

DINNING ROOM MAKEOVER:

This hidden gem was acquired and was ready for a transformation.

We began by stripping away the existing drywall, as there was no insulation in the walls. After removing the drywall, we took the opportunity to install new insulation, updated electrical wiring, and outlets throughout the space, along with a stunning LED centerpiece light that truly showcases this remarkable transformation.

Next, we hung fresh drywall on both the ceiling and walls. With the vision of MFYM, we created a pass through opening that connects the kitchen to the dining room. Additionally, we incorporated built in see through shelves, (Small, Medium and Large,) that bridge the dining room and living room, fostering a sense of openness and allowing natural light to flow seamlessly between the spaces.

Once the drywall work was complete, we moved on to priming and painting. We aimed for a beach inspired theme, carefully selecting colors that would enhance the overall aesthetic and create a cohesive look.

Afterward, we installed replacement windows, along with new bedroom and closet doors, all meticulously trimmed for a polished finish.

Next, we laid down beautiful vinyl plank flooring and completed the trim work along the edges. You will see to custom made transition strips, stained to match the floors perfectly.

OUTSIDE MAKEOVER (360 Degrees) :

With the vision of MFYM goes unmatched. This property, situated next to Lake Erie, was a flip opportunity that included an additional parcel. A blank canvas brimming with potential.

Recognizing the chance to enhance the property’s value, we rolled up our sleeves and got to work. Our first step was to remove the old chain link fence, followed by tearing up the cracked sidewalk. We also took down the outdated antenna that was merely an eyesore.

After completing the laborious tasks, the creative phase began. We marked our boundaries for the fence posts and started installing them. Given the stronger winds off the lake, we decided to add an extra bag of concrete per hole. This ensures that every post / 4x4 is securely anchored in the ground, providing enhanced stability. While this may go unnoticed by buyers, it’s a thoughtful detail that they will ultimately appreciate.

It's crucial to check local regulations to avoid issues, especially with unfriendly neighbors. In this area, the rules permit a six, 6, foot privacy fence in the backyard, extending to the rear corners of the house, after which it must transition to a four, 4, foot fence. Style is flexible.

We erected a six, 6, foot privacy fence around the entire permitted area and transitioned to a four, 4, foot picket fence for the front yard.

To enhance accessibility, we centered the gate, making it easy to move between the yards. With the fencing complete, we turned our attention to creating a play area. We laid heavy tarps to outline the space, followed by placing railroad ties and shoveling in mulch until it was smooth. Finally, we assembled a swingset, tetherball, and sandbox, boosting the front yard's curb appeal.

Some might wonder why there is no gate access in the front yard. While this neighborhood is beautiful and well vetted, we must recognize the realities of our world. Plus being in such close proximity to the lake, the potential for a child to wander off can pose significant risks. To prioritize the safety of the little ones, we opted not to include a gate leading to the front yard.

With the children's area ready, it was time to focus on adult entertainment. We constructed a platform for a hot tub and arranged for sand and gravel delivery.

I decided to use gravel around the hot tub for several reasons: It prevents sand from getting into the tub, provides better leveling support, and offers a cleaner aesthetic. Next to the hot tub, I added a fire pit. This is perfect for enjoying evenings by the lake.

The second half of the project involved adding sand to create a beach like atmosphere, complete with the scent of the lake while savoring drinks in privacy. To complement this, we included a table and an outdoor bar for easy access to refreshments.

Railroad ties were used to delineate the areas, ensuring durability for the yard’s future use.

After completing the yard, we painted the brick on the front of the house to give it a contemporary look that tied the colors together beautifully.

To finish, I continued with the railroad ties in the front for landscaping, along with mulch and plants for an inviting appearance.

My favorite final touch was a custom-made sign indicating, "Home - 0.0 miles," complete with arrows in the direction of and distances to local attractions and some of my personal favorite spots.
