In 2026, buyers have time, options, and lots of info at their fingertips.

Now more than ever, first impressions matter, and most of those are happening online and through apps like Zillow.

In 2026, the homes that make the most are the ones that are priced thoughtfully and have a strategy driving their marketing. 🏡

Making changes to your financial situation like:
- switching jobs
- getting a new car
- opening a new credit card
- co-signing on something for a family member...

can all have a HUGE impact on your credit and your ability to get a mortgage. 💸

Yes, *even* if you’ve been pre-approved! 😭

Always check with your lender before making a financial switch when you’re in the home search or closing process.

🤔 Can we be honest for a sec?

Selling a home isn’t just paperwork and logic and putting money in the bank.

It’s actually super emotional, even for those of us who are usually very logic-driven! 🧠

That’s why the question I always ask sellers first is simple: “Am I truly ready to move on?”

If you haven’t fully processed the emotions of selling your home, it often shows up as overpricing, hesitation on updates, or second-guessing solid offers. Not good! 🙅

A successful sale takes the right mindset, which can be hard to make happen if you’re not quite ready yet.

If your answer is “almost,” that’s totally okay. That’s where talking it out with a professional (hi!) can make all the difference for your experience.

You know by now that your choice of agent has a huge impact on your selling experience–and overall success.

But how do you know if your agent is really working for you?

Use this simple test:

1. Are they keeping you informed throughout the whole process? 💬

2. Are they providing understandable advice and not just saying whatever’s easiest for them? :

3. Are they putting work into marketing your home and getting it in front of the right buyers vs just listing it? 🏠

4. Are they negotiating as hard as they would if it were their own house? 💼

If you’re iffy on any of these, it might be time to reconsider your choice of agent.

This is one of the biggest financial transactions you’ll ever make–not to mention where you live!

It’s worth it to find the right agent to guide you through the process and make sure that you get the best deal possible when selling your home.

🔥 Hot take: I totally understand why people want to sell without an agent.

On paper, it makes sense. You have the house, you have the hot market, so why not just sell it yourself and save on agent commission? 🤑

Unfortunately, reality is a little different, and going the FSBO route can cost you WAY more than an agent’s commission.

When sellers go the FSBO route, they end up:

- having poor marketing that barely reaches potential buyers

- feeling disadvantaged in negotiations against the buyer’s agent (if they even get an offer)

- and leaving thousands of dollars on the table 😭

I’ve seen it over and over, but you don’t have to fall into this trap!

I can help you sell your home for top dollar so you make a way larger profit compared to selling on your own.
