Buyers backing out of their contracts is on the rise. That can sound intimidating to sellers. But it varies a lot by market. And it’s something to understand if you’re ready to sell your home.
A survey shows over 70% of recently cancelled contracts happened because of issues during the home inspection (see graph below):
I can review your home with you and offer advice on what to tackle based on your market and what buyers are prioritizing.
Here are some of the main concerns for buyers:
-Roof leaks or damage.
-Plumbing issues.
-Electrical concerns like outdated wiring or missing GFCI outlets.
-HVAC performance.
-Safety/code violations such as missing smoke and CO2 dectors.
-Foundation/Structural problems.
Odds are not all of these apply to your home. Maybe only 1-2 things do; maybe none. But I have resources to help you figure it out and be prepared. To buyers, these aren’t cosmetic issues. They’re trust issues. Once buyers start wondering “what else might be wrong,” it’s hard to recover momentum.
So I may suggest a pre-listing inspection which can fix concerns before you list, or disclose issues upfront, avoid having to respond or negotiate under short timelines and alleviate the need to find contractors quickly before your closing date.
Remember, you don’t have to fix everything. You just need to be proactive about repairs before you list. And often there are many you can do yourself or with the help of a handyman.

Here are Tarrant & Dallas Co market statistics for end of February. The real estate market is typically quieter in January & February but we are seeing slow and steady movement ahead for 2026 as interest rates ease down to 6% for conventional loan, on average.

Fannie Mae & Pulsenomics recently released their Home Price Expectations Survey, which polls 150 top economists. The current median projection calls for 15% cumulative price growth over the next five years. So a $500,000 home could gain approximately $75,000 in value during that time – highlighting the long-term wealth-building potential of homeownership.
