Buying a home isn’t *just* a financial decision—it’s an emotional one too. When you find “the one” that feels right for your family, it might be time to take the plunge…if you have the financial side of things lined up.
The most important way to tell you’re ready? You can comfortably afford your monthly mortgage payments. Emphasis on comfortably!
Start by consulting a lender to understand how much you can borrow based on your debt-to-income ratio and credit score.
Typically, a credit score of 760 or above gets you the best mortgage rates, but loans can be approved with scores as low as 580. Aim for a debt-to-income ratio of no more than 42%-45%.
Your down payment can be as low as 3% - 3.5% with certain loan programs, or even zero if you qualify for a VA loan. Don’t forget to explore down payment assistance programs and consider asking sellers for help with closing costs.
Most importantly, make sure you have savings set aside after your purchase. Buying a home is only the beginning of the financial commitment. Plan to set aside extra to account for home maintenance, home furnishing, and property taxes.
