🚨WHO you choose as your lender MATTERS🚨
My clients recently got “preapproved” with another lender for $450,000. Sounds exciting, right?
Well… not exactly. 😅
After talking more in depth with them, I found out one buyer is paid on a commission-based income structure and hadn’t been at the job for a full year yet.
Translation?
They may have gotten the initial “yes,” but there’s a very good chance the loan would’ve never made it through underwriting. Which means we could’ve ended up under contract, spent money on inspections/appraisals, and then had the deal fall apart. 🫠
This is exactly why I value working with trusted local lenders who thoroughly review everything BEFORE giving the green light.
Sometimes the best answer isn’t “yes right now.” Sometimes it’s:
👉 “Wait 3 more months so you’re fully qualified and set up for success.”
A good lender isn’t just trying to get you under contract… they’re helping get you all the way to the closing table. 🏡
