I’m Dax Roy, a certified residential appraiser based in Avoyelles Parish and serving clients across Central Louisiana. Since 2007, I’ve provided dependable valuation services for residential, land, and small commercial properties. Approved by Fannie Mae, Freddie Mac, FHA, USDA Rural Development, and the VA, I complete appraisals that meet the specific standards of each lending program. Just received another five-star review, and I truly appreciate the kind words and the referral that made this assignment possible.

This particular appraisal was for an out-of-town client who needed a retrospective valuation of land in Avoyelles Parish for tax purposes. Assignments like this require going back in time and analyzing market conditions as they existed on a specific past date — something I’m able to do with years of local market data.

While many people think of appraisals in the context of mortgages and lender work, there are a number of other reasons an appraisal may be needed, including tax and IRS-related purposes, estate matters, and more.
