📊Central Valley Market Update - April 2026 📈

A break in the descent!

April brought us a little bit of reprieve from what seemed like the start of a slide downward in local markets.

Notably, Tracy has an uptick in Properties For sale, Sold homes, and the Average Sold Price of homes. Modesto also saw an uptick on Properties for sale, New Listings and the Average Sold Price of homes. Patterson saw an uptick in Sold homes, Average Sold Price on homes and Average Active Price on listings for sale.

Manteca saw an uptick in New Listings and Average Active Price, and Stockton saw uptick in Sold homes, and Average Active Price as well.

We're seeing rates jump back up heading towards previous highs, right as we move through Spring towards the beginning of Summer, which is typically the busier time of the year when families make moves before the start of the following school year.

Congratulations to my buyers on the purchase of their first home! This was the absolute perfect place for them to set down roots, and for them to make their home for many many years to come.

This home had all the space they were looking for, and more! Close to their extended family, so grandma can visit her adorable grand baby as much as she wants, and close to a boat dock, so dad can hit the water and fish on his days off!

We lucked out with an original owner that had meticulously taken care of the home, and we were able to negotiate a new roof along with a seller credit to help with closing costs.

One for the books that came down to the wire! Congratulations to my client on the sale of her family investment property!

In preparing the house for sale, we discovered that the previous tenants severely neglected the home, and didn't notify anyone of some issues. We ended up renovating the bathrooms, replacing the very worn carpet, and refreshing the whole inside and outside of the home.

Coupled with some great staging and marketing, we were able to get 10 offers on the home, and after a couple of roller coaster dips, today we closed! The new owners are getting a great home with a stunning back yard view, and my client is thrilled we sold for higher than list price!

In a continuation of February's decline in numbers, the continuing is a trend downward.

Most notably, Manteca is DOWN in all areas tracked compared to March of 2025!

Properties For Sale - Down
Sold Homes - Down
New Listings - Down
Average Sold Price - Down
Average Active Price - Down

Definitely concerning to see a whole city be down in all areas, and Mountain House and Patterson were not far behind with each of them having 4 out of 5 categories be down as well! Tracy, Stockton and Modesto has a mix of numbers with each having 2 or 3 categories down.

We started the year optimistic with rates seeming to be at the lowest in 3 years, and spurring buyer activity. However with outside economic factors affecting consumer confidence, and rates inching back up, we will have to see if the downward trend continues or if we are able to stabilize and plateau.
