Brand new carpet, fresh paint, shiny appliances - what’s not to love about buying new construction? ⁣

While that new home feel is intoxicating, buying new construction can be tricky without some initial know-how. So you can experience all the pros and none of the pitfalls, here are three mistakes to avoid when purchasing a new construction home.⁣

Failing to research the area ahead of time. It’s easy to fall in love with a neighborhood and floor plan before doing your due diligence about the surrounding community. Ask around to assess what’s happening (or not happening!) in the area that may impact your home’s value down the road.⁣
Not thoroughly vetting your builder/developer. A builder can make or break your experience buying new construction, so make sure you do your research. And don’t just take his word for it - ask for referrals, read online reviews, and talk to your agent about what they know.⁣
Waiving the home inspection. Heads up! Newer homes can have just as many problems as older homes, so don't waive the home inspection. It can alert you to things your builder overlooked or didn't properly complete.⁣

Before you start the house-hunting process, there are a few important steps you can take that will both save you time and make the process easier.

So… What can really impact your pre-approval? Let’s break it down:

🗝 Income

When it comes to purchasing a home, lenders look beyond your paycheck. Making sure that your proof of income shows consistency, above other factors including a solid credit score and down payment.

🗝 Employment History

Stable employment history is proof that you have a steady flow of income as well as a high ability to make mortgage payments. While gaps in employment history can impact eligibility or require more work to substantiate, however, it’s not impossible to get approved.

🗝 Other debts you owe

Your debt-to-income ratio (DTI) is used to help lenders determine your borrowing risk. This refers to how much income you are generating to service debt. Having a low DTI ratio is something that will show that you have a sufficient amount of income to service debt. This is something that will stand out amongst lenders.

A seasoned real estate professional, such as myself, possesses the expertise and experience to successfully guide and advise you what home improvements, if any, to invest in prior to listing your property for sale with the goal of maximizing your property’s value.

▪️A resourceful realtor should be able to refer other service providers that may be needed: An inspector, handyman, painter, landscaper, stager, photographer, etc.
▪️An inspection, prior to listing, will point out any issues that need to be addressed.
▪️You will be advised whether or not to proceed or leave certain repairs for future homeowners.

With that said, Any improvements you do make, I will do my best to get you a 1:2 ratio. So for every $1 you spend, my goal would be to get you $2 back
