Condo or single-family house for your first buy? The honest comparison 👇

Condo:
+ Lower entry price, less maintenance, amenities
– HOA dues and rules, shared walls, often slower appreciation

House:
+ You own the land, privacy, a yard, full control
– Higher entry price, all maintenance is yours

The Manteca reality: in dense metros a condo is often the only way in. But out here, a single-family home is frequently within reach at a similar payment — with land, a yard, and no HOA telling you what color to paint your door.

Land is what appreciates. Out here you can actually afford some.

WHAT I'D TELL MY 25-YEAR-OLD SELF
Four things I'd tell my 25-year-old self about money and homes 👇

1. Buy something. Anything. I waited for the perfect home in the perfect area at the perfect time. That waiting cost me years of equity I'll never get back.

2. The payment matters more than the price. I obsessed over sticker price and ignored what I could comfortably carry monthly. A payment you can live with for 10 years beats a price you bragged about for 10 minutes.

3. Ask the dumb questions. I lost money pretending I understood things I didn't.

4. Time in the market beats brilliance. Starting five years earlier would have beaten every clever move I've made since.

→ Morning: coffee downtown on Yosemite Ave, then drive the neighborhoods. Feel first, prices later.
→ Midday: drive past your potential schools, walk Woodward Park, and drive your real commute at the real hour. Non-negotiable step.
→ Evening: eat local, then sit somewhere at golden hour and just pay attention.

That last part is the whole thing. Data tells you what a town costs. An evening tells you if it's yours.

The seller's tradeoff, laid out honestly 👇

→ List now: less competition, your home stands out, and fall buyers are serious buyers — they need to move.
→ Wait for spring: more buyers, better curb appeal, often stronger prices. But every other seller has the same idea.
→ The real factor: if you're selling to buy again, you're on both sides of the market. Selling high in spring means buying high too. Fall can be the better combined play.
→ My verdict: a good home priced right sells any month. Season matters far less than price, prep, and marketing.

Don't wait for a season. Get the fundamentals right.

IF YOU ONLY DO 5 THINGS
Forget the complicated protocols. If you're over 50 and only do five things, do these 👇

1. Lift twice a week.
2. Walk daily.
3. 40g protein at breakfast.
4. Sleep 7.5+ hours.
5. Stay connected — real friendships, on purpose.

That's it. That's the whole list.

The first two protect muscle, bone, heart, and joints. Three and four make them work. And number five belongs here as much as the lifting does — isolation after 50 does measurable damage.

Everything else in fitness is optimization on top of these.

Pick the one you're weakest on and start there this week.
