Before I put a for sale sign in your yard, we're going to have a conversation. Not the one where I tell you your home is beautiful and we list it tomorrow. The one where I tell you the truth about what it takes to sell in this market.
Your home is worth what a buyer will pay for it. Not what you put into it. Not what your neighbor sold for. Not what you need to walk away with. The market sets the price, and our job is to position you competitively so buyers show up ready to write offers.
The first two weeks on market are everything. That's when your listing is fresh, when buyers are paying attention, when the algorithm pushes your home to the top. Overprice it out of the gate and you're burning the best window you have.
I'm also going to point out things you might not want to hear. The paint color that feels dated. The furniture making the room feel smaller. The smell you stopped noticing years ago. Buyers notice. And instead of saying something, they just move on to the next listing.

Before we tour a single home, I ask every buyer one question. Most have never considered it. But the answer changes everything about how we search.
"What does your Tuesday night at 7pm look like in this house?"
Not the dinner party you'll host once a year. Not the holidays. Not the Instagram moments. Tuesday. The normal, boring, nothing-special kind of night.
Because that's the life you're actually buying.
Are you cooking dinner or ordering takeout? Are the kids doing homework at the kitchen counter or in their rooms? Are you walking the dog around the neighborhood or driving to a park? Are you watching TV on the couch or reading on the porch?
