⁠Manzanita is an active market, but not all homes are moving at the same pace and understanding that difference can be really valuable. The median list price is currently $998,000, yet the median sold price is closer to $620,000, and homes are selling at about 98% of their asking price. That gap tells an important story. Entry-level homes and smaller cottages priced in the $600,000–$700,000 range are generating the most urgency right now, often drawing multiple offers and going under contract in a matter of weeks. These are the properties where buyers feel the most competition. On the other hand, homes priced at or above $1 million tend to sit a bit longer and are more likely to negotiate closer to, or slightly under, asking price. The higher priced homes that do move quickly typically have something special working in their favor: a large lot, distinctive architecture, coveted R4 zoning that allows no waitlist short-term rentals, or an unobstructed ocean view.
