The latest numbers show a market that's finding its footing. Average days on market dropped significantly from 144 to just 80, list prices have come down to $612,845, and sold prices are holding steady near $570,822, with buyers averaging about 8% off asking price. Sellers who are pricing realistically are getting results.

It's worth noting that inventory in Manzanita proper remains very limited, so these stats are somewhat skewed. Much of the recent activity is being driven by smaller homes close to beach access and town. Properties that tend to move quickly are at lower price points. Larger and higher-end homes above $1M are taking longer to close.
