Some things about a house can be changed. Others can’t.

I toured this Dayton home today, and it’s a perfect example.

Beautifully remodeled interior? You can do that.

Heated backyard pool? Believe it or not, you can add that too.

But nearly an acre with more than 100 feet of Mississippi River shoreline? That’s the part you can’t recreate.

When I’m helping buyers compare homes, I want them looking beyond countertops and finishes. Sometimes the most valuable part of a property is the thing that will look exactly the same after every remodeling trend has come and gone.

This one was fun to showcase.

Enjoy the season you’re in while you’re in it.

One of the highlights of our summer was getting away to Breezy Point with the family—and this trip had a little extra meaning as we celebrated my wife Dana’s milestone birthday.

There was time at the beach, plenty of laughs, good food and, most importantly, time together.

As the kids get older and everyone's schedules seem to move in different directions, having everyone together in one place feels a little more special than it used to.

Milestone birthdays have a funny way of making you reflect. Not so much on the number, but on the people, memories, changes, blessings, and even the ordinary days that turn out to mean more than you realized at the time.

I came home grateful.

Maybe that's the reminder I'm carrying into fall: enjoy the season you're in while you're in it. They have a way of changing pretty quickly.

Don't just ask how much square footage a home has. Ask where it is.

That's one of the things I liked about this home at 11315 Goose Lake Parkway in Maple Grove.

It has more than 3,500 finished square feet, but the layout is what makes that number interesting: four bedrooms upstairs, an office and laundry on the main level, then additional living space, a fifth bedroom and kitchenette downstairs.

Add a 4-car tandem garage, a great kitchen, large deck and patio, and a location near Elm Creek Park Reserve, and there's a lot here for a move-up buyer to like.

Take a look at the video. And the next time you're comparing two homes with similar square footage, don't just compare the numbers. Look at how the space actually lives.

Most buyers walk into a house and start with the kitchen.

I think that’s backwards.

Before I ever get inside, I’m looking at the street, surroundings, traffic, trees, parks, and the things you’ll live with every day but can’t change later.

401 Orleans Court gave me a good example for this week’s video.

You can remodel a kitchen. You can’t remodel the neighborhood.

This one got me.

“He treated our little, modest multi-level split with the same pride, respect, and commitment he’d give a luxury listing.”

Mike and Melanie recently wrote this after I helped them sell their Champlin home and make a long-planned move to South Carolina.

The interesting thing is, I never thought of their home as “little” or “modest.”

It was their home. They had cared for it beautifully. They had years of memories there, and selling it was an important part of a much bigger life decision.

So it mattered.

I think every seller deserves to feel that their home and their circumstances matter, regardless of the price point.

They rarely see everything that happens in between.

Bobby was preparing for a move to Thailand, which meant this sale had to be coordinated across thousands of miles. This is a look behind the scenes at what it actually took to get to the closing table.
