When considering a new construction home, it's crucial to work with a realtor that represents and protects YOU! Builders priorities may not always have your best interest in mind. They are known to dangle incentives if you use their 'preferred network' of realtors, lenders, title companies, inspectors, etc., however all of them represent & serve THE BUILDER. Another thing to be aware of is builder contracts are often laced with fine print that protects them...NOT you. Exercise caution, protect yourself and your investment by working with a realtor that will protect YOU!

Owners of newly built Lennar homes with leaky windows are protesting over having to sign non-disclosure agreements in order to have the windows replaced. The dispute reveals the legal hoops new homebuyers may need to navigate even when protected by warranties and state law.

This equates to approx 5,000 current listings in the Mpls/St. Paul metro area that are financially affordable to a household with a median income. The benchmark for affordable home prices in the Twin Cities is set at $365K which represents the price point that the total monthly payment would not surpass 30% of the area's median monthly income, assuming one had a 20% down payment.

The improved affordability is partially attributed to an increase in available inventory which in the Twin Cities has risen by nearly 25% since July '24, with affordable listings seeing a 12% increase. This has made homeownership more attainable for median-income households than it has been in almost three years, providing buyers with a greater selection and more leverage.

National news outlets are reporting significant increase in housing inventory, price reductions, and speculation regarding a potential market downturn. While it's important to be vigilant of market changes, it's crucial to recognize the LOCALIZED nature of real estate markets.

Certain metropolitan areas are experiencing inventory increases; Durham NC, Las Vegas NV, Stockton CA, Denver CO & several Florida cities to name a few. Yet a review of these markets reveals a correlation with those that previously exhibited rapid growth in 2021. Significant expansion is often followed by market corrections.

In the Midwest, our market demonstrates greater stability, supported by robust local employment, less volatile fluctuations, and a more consistent pace of activity. Specifically, the Minneapolis-St. Paul area has 31% fewer homes available for sale compared to pre-pandemic levels in 2019. This presents a contrasting scenario to the prevailing national trends.

The most notable slowdown locally is in the townhome condominium sectors where increased homeowner association dues and insurance are discouraging some buyers.
