You could throw a rock and hit 100 agents.
Throw a pebble? You’re probably hitting 90 low-effort ones.
After 7 years in real estate here in Minnesota, I’ve really dialed in how I write and present offers to give my clients the best shot at actually winning.
Do we win every time? No.
But every single time, win or lose, I hear,
“I really appreciate how well you put that offer together.”
Because I’m not just sending over offers. I’m making an impression.
One that builds a reputation.
So the next time they see my name, there’s already trust there.
And yeah… I’m putting most of my cards on the table here.
Your agent’s job is to get you into a home.
And while price and terms obviously matter, the relationship between agents can matter just as much.
So real question…
how well is an agent actually doing their job if they’re not advocating for you in every way they can?
And do they even know what that looks like?
Because to me, advocating isn’t just “fighting” for you.
It’s strategy. It’s understanding what matters to the other side. It’s making you the easiest “yes” on the table without sacrificing your position. It’s building rapport, showing them that you’re trust worthy, it’s making their life easier with clean offers and organized documents.
And honestly? I hope more agents in the Twin Cities read this and take something from it.
I know I’m not the agent for everyone.
But if there were fewer low-effort agents out there?
I’d feel a whole lot better about this industry.
