The market changed. Your strategy should too. So yes—buyers have more negotiating power… but the payment is still the biggest challenge. This is why knowing how to negotiate the rate, closing costs, and incentives can be just as important as negotiating the price.

🏡 WHAT IF YOU COULD TAKE OVER SOMEONE ELSE’S LOW MORTGAGE RATE? 👀

That’s the idea behind an assumable mortgage.

Instead of getting a brand-new loan at today’s rates, a qualified buyer may be able to take over the seller’s existing mortgage, including its interest rate and remaining balance.

For example:
💰 Seller’s mortgage: $400K at 3%
🏠 Home price: $500K
➡️ Buyer assumes the $400K loan at 3%
➡️ The $100K difference would need to be covered with cash or additional financing.

⚠️ Not every mortgage is assumable, and the buyer must meet the lender’s qualification requirements.
