We couldn’t have had a better time at Knutson Farms at our annual BHG Pumpkin Patch event! We love hosting this event every year so we can see our amazing clients, and spend the day enjoying all that Knutson has to offer from rides, games, the maze, and of course taking home a pumpkin. In just the last month we’ve seen a big shift in rates and buyer/seller sentiment, but what can buyers do to take advantage of this market? Many of our buyers were already utilizing seller credit strategies to buy down their interest rate permanently or temporarily. This is still a great option to secure more seller credit, or negotiate a lower purchase price and keep funds set aside for a potential future refinance! At the end of the day, the monthly payment is what our buyers are looking at, and we’re finding creative solutions to get the house they’re looking for at a payment that makes sense to them.

Fall is in full swing, and so are interest rates… how do we work around high rates in this market? The typical jump in demand we see for homes in fall is getting dampened with the highest interest rates we’ve seen this year, at around 7.5%. People still need or want to move, but we’re needing more creative solutions to make it happen. Our deep relationships with our trusted lenders and our team of negotiation experts have been hard at work utilizing seller credit scenarios and new construction incentives to bring our buyer’s payment under control. Our sellers are getting continued education and guidance on how to secure buyers under this more selective landscape too - this is why using a trusted team matters!

Knock knock. Who’s there? 10 years. 10 years who? BRAD’S TEN YEAR ANNIVERSARY IN REAL ESTATE! A lot has happened in those years… new offices, new team members, and hundreds of clients served. But at the end of the day, the goal never changed - serving our buyers and sellers to the best of our ability, and providing them with the resources and knowledge to make their move confidently.
